Key Responsibilities
1. Maintenance Supervision: Oversee planned and reactive maintenance tasks, working closely with the building engineering supervisor and daily team.
2. Liaison Duties: Coordinate with engineering management and client representatives to ensure maintenance aligns with site regulations, policies, and health & safety standards.
3. Reporting: Report to the engineering supervisor on-site, supporting shift teams in executing tasks safely and efficiently within specific timeframes.
4. Regular Maintenance: Conduct regular maintenance on building systems and equipment, ensuring they meet and exceed service level agreements.
5. Emergency Response: Address Building Management System alarms promptly and handle emergency repairs as necessary.
6. Permit Administration: Administer the Permit to Work systems and ensure adherence to switching schedules, SOPs, and EOPs.
7. Spare Parts Management: Manage the availability of essential spare parts for critical equipment.
8. Subcontractor Coordination: Ensure engineering subcontractors uphold contractual obligations and site protocols.
9. Team Collaboration: Foster positive relationships with team members and client personnel.
10. Safety Compliance: Uphold a safe working environment, ensuring compliance with all company and client policies and procedures.
11. Professionalism: Maintain a professional demeanor, offering exceptional customer service to clients and visitors.
12. Continuous Learning: Stay updated with industry advancements, emphasizing continuous learning and personal development.
13. Incident Response: Oversee incident response, particularly during unforeseen events or faults on-site.
14. Mechanical Systems Expertise: Handle critical mechanical systems like chilled water systems, pumps, ACUs, motors, and more.
Experience & Qualifications
1. Training: Advantageous to have Manual Handling Training.
2. Authorization: HV Authorization required.
3. Certification: Valid Wiring Regulations certificate.
4. Education: Level 3 NVQ in a related discipline.
5. First Aid: Emergency First Aid at Work Qualification.
6. Experience: Proven experience in incident/fault management within critical environments.
7. Health & Safety: Demonstrated proficiency in health and safety protocols related to maintenance tasks.
8. Communication: Effective verbal communication skills.
9. Skills: Numeracy and literacy skills.
10. Commitment: Dedication to safety, integrity, and diligence.
11. Autonomy: Ability to work autonomously and collaboratively.
12. Organization: Well-organized with the capability to manage high-pressure situations.
13. Professionalism: Strong client-facing skills and professional demeanor.
14. Equipment Operation: Comfortable operating vertical access equipment.
15. Flexibility: Flexible with working hours.
16. Preferred Certifications: PASMA & IPAF.
17. System Familiarity: Familiarity with interconnected systems (Fire, PMS, BMS).
18. Ownership: Strong sense of ownership and accountability.
