Job Title: Live-in Building Managaer Location: Central London Salary: £32,000 - £35,000 per annum Purpose of Position: To provide a professional porterage service with overall responsibility for the day-to-day operations of the building. This includes team leadership, maintenance, health and safety, and services for residents. The role involves maintaining good relations with tenants and leaseholders, responding promptly to enquiries, and managing other buildings on the Estate as necessary. Main Tasks & Responsibilities: Direct and supervise staff, ensuring punctuality, efficiency, and proper conduct. Act as the emergency coordinator during building evacuations. Implement and review health and safety training procedures, including monitoring and appraisals. Oversee routine maintenance of communal plant and machinery, ensuring contractors meet their obligations. Manage the entry phone and CCTV system, and handle the removal of unwanted visitors. Provide assistance and advice to residents, including help with major deliveries and special mail. Address and report resident complaints to the residential team promptly. Handle and record disputes between residents, staff, contractors, or visitors, as well as accidents or incidents affecting the building. Monitor the cleaning standards, coordinating with staff, contractors, and the residential team to resolve any issues. Instruct contractors for urgent repairs (e.g., lift or boiler issues) and keep the residential team informed. Carry out minor repairs and repainting when necessary. Manage minor crises, such as flooding of flats. Oversee the management of basement storerooms, including arranging lettings for residents. Coordinate team holidays to minimize overlap and ensure sufficient coverage. Conduct regular walk-through inspections of the building. Maintain porter areas in a clean, secure, and tidy condition. Provide out-of-hours cover on a rota with other porter team members. Assist residents during lift malfunctions. Manage expenditure in line with the budgets provided by the Property Manager. Produce monthly or quarterly building management reports. Other Responsibilities: Attend necessary training courses and stay updated on industry trends. Attend meetings outside office hours, including weekly operational meetings at the head office. Familiarize yourself with the Estate Handbook, supporting policies, and health & safety regulations. Comply with reasonable instructions from your Manager or senior team members.
