We are currently recruiting for a client who is looking for a Maintenance Co-ordinator to work over various sites between Burnley and Blackburn. This is a very varied and rewarding position and would suit someone who is well organised and takes pride in their work. The successful candidate must have a full UK driving licence and have access to their own vehicle.
Responsibilities:
1. Co-ordinate and provide practical day-to-day maintenance of various sites between Burnley and Blackburn.
2. Act as a key holder and carry out security procedures for buildings and grounds across Burnley and Blackburn.
3. Respond to calls outside normal working hours as a result of break-ins or the setting off of burglar alarms.
4. Deal with enquiries from workers and contractors and manage contractor activity on-site for maintenance.
5. Monitor the work of cleaning and maintenance staff to ensure that the buildings and premises are kept to a high standard of cleaning and repair.
6. Assume initial responsibility for the resolution of all site-related issues and identify any maintenance requirements.
7. Draw up or assist in drawing up site maintenance plans and specifications for work to be undertaken by contractors.
8. Identify building fabric and services defects, diagnose faults, and specify repairs to enable effective maintenance.
9. Monitor the progress of projects involving outside contractors.
10. Monitor the grounds maintenance function, including managing the contract for the provision of grounds maintenance where one exists.
11. Undertake general caretaking duties, practical repairs, and basic maintenance tasks.
12. Ensure that all caretaking equipment is in a safe and working condition and arrange for their repair as appropriate.
13. Arrange for the site services team to carry out first-line repairs.
14. Order and manage equipment and consumables to enable fixes, as required.
15. Carry out site assessments to cover Maintenance, Health & Safety, Facilities, and statutory compliance tests.
16. Log, update, and manage all activity.
17. Liaise with, instruct, and manage third-party suppliers to resolve issues with Health and Safety.
18. Responsible for all aspects of Health and Safety connected with the premises and site.
19. Ensure that the appropriate staff are fully aware of COSHH legislation.
20. Undertake regular testing of the burglar and fire alarm system and maintain appropriate records.
21. Undertake unsupervised checks and tests of building services and systems, such as Legionella, fire detection systems, heating systems, and alarm systems.
Hours of work: 37.5 hours per week between the hours of 7am - 6pm.
