Primary Purpose and Job Function
Working in accordance with established policies and procedures and/or specific instruction from the Executive Director, the Director of Environmental Services is responsible for providing maintenance and repairs of a broad scope to this facility and its equipment.
Duties and Responsibilities
1. Must perform maintenance duties and routine preventative maintenance at the following skill levels:
o Plumbing: perform all aspects of repairs and installation of plumbing fixture components.
o HVAC: demonstrates a working knowledge of, and can move/replace heat pumps.
o Electrical: demonstrates the ability to install and replace components of the electrical system, safely and properly.
o Miscellaneous Skills: performs all the service requirements necessary throughout the facility. Properly identifies supplies and parts needed and presents requests to the Executive Director.
2. Must complete all work orders on a timely basis and maintain clear documentation of all work requested and completed.
3. Must consider security of the facility and its occupants the highest priority. Expected to perform routine checks on doors, windows, parking areas and report any suspicious activity to the Executive Director.
4. Must order and maintain inventory, create and maintain a budget, and oversee complete maintenance functions throughout the building.
5. Will perform duties involving grounds-keeping, including snow removal, sanding, salting, lawn care and weeding, as necessary. Will assist with obtaining bids from third parties for these services as well.
6. Must interview, hire, train and supervise the housekeeping staff, and ensure that they have the necessary tools and cleaning products to perform their duties effectively.
7. Must perform other duties as assigned by the Executive Director, including assisting in other departments as needed to ensure needs are met and quality of care is maintained.
8. Attend all staff meetings and in-services.
Qualifications/Specifications
Education/Experience: Minimum of three years recent experience in a facility of comparable size. Must develop and maintain a knowledge base and skill level, which meets the minimum requirements of this position.
Complexity: Must have the ability to work under pressure, meet deadlines and work well without constant direction.
Confidentiality: Exposed to confidential data of which disclosure would be contradictory to the best interests of the facility and professional ethics.
Physical Demands: Must be able to lift a minimum of 50 pounds, walk, stand and stoop for extended periods of time (over 80% of the regular work day).
Working Conditions: Moderate to heavy physical effort about 80% of the regular workday. May be exposed to the elements of weather (heat, cold, rain, snow, etc.) for extended periods of time. Works in areas with high voltage, dust, hazardous equipment and moving parts. Work on roof and other places and in closed areas as part of the routine job functions.
Scope of Supervision: Responsible for supervising the housekeeping and maintenance staff.
Travel and Safety: Will be required, upon request, to drive company vehicles for the purpose of transporting staff. Requires the ability to understand and follow policy and procedures of infection control, disaster preparedness and safety rules and regulations.
