The Regional Surveyor will lead on all aspects of property management across a portfolio of care homes, delivering an industry leading service that is both professional and customer focussed to ensure the residents and colleagues within the homes are safe.
They will provide a responsive, professional, and helpful service to operations, being as proactive as possible to minimise property related issues within the care homes.
The role will involve:
* Ensuring the homes are fully compliant with all relevant legal and statutory PPMs.
* Working with the Property Services Manager to operate a planned preventative maintenance system for all property assets, plant, and equipment.
* Supporting the homes with the management of the maintenance personnel for the area, fulfil training needs, and recruit for vacancies.
* Planning and implementing works as approved and programmed at each site, giving direction, as necessary, to each home's maintenance operative.
* Where appropriate managing contractors to ensure subcontracted work is completely on time and sensitively.
* Planning and undertaking regular inspections of the homes ensuring all homes have the required level of support needed to deliver the works.
* Following processes and procedures in the delivery of capital works at the homes and on a need basis project manage refurbishments and/or other essential capital improvement projects.
* Undertaking annual budget surveys to set CAPEX requirements for the coming financial year.
* Working closely with the Health and Safety team wherever appropriate but specifically related to Fire Risk Assessments.
* Regularly checking maintenance records within the homes and ensure compliance
* Undertaking regular spot checks to various equipment, rooms, services et cetera to identify areas which require immediate action/attention.
* Being the point of escalation for ‘out of hours’ emergencies and participate in the weekend on call rota.
* Exercising control over property expenditure in line with budget whilst also ensuring required standards and quality are adhered to.
* Providing planning and specialist advice to operations teams.
* Ensuring full legal compliance and final sign off for all property works carried out in the homes.
* Being the point of contact and initiator or proposer of actions on area property matters with all external bodies - local authorities, CQC, insurance inspectors, third party consultants et cetera.
Ideally RICS qualified or working towards RICS, or you will hold a relevant Building or Facilities Management Qualification. You will have experience in building / maintenance, project management and ideally have developed an understanding of what is required to successfully deliver capex expenditure.
You are a confident communicator who creates professional and credible relationships at all levels, are able to identify indicators of poor quality and act quickly and effectively, and to delivery works in a safe manner, with the safeguarding of our residents at the forefront of every decision.
Safeguarding is everyone’s responsibility and therefore it is important that you are able to recognise the signs which may indicate possible abuse, harm or neglect in its different forms and know what to do if there are any concerns. All colleagues are required to attend safeguarding training appropriate to their role and to undertake additional training in associated areas. You also have the ability to seek appropriate advice and report concerns, including escalation if action is not taken.
