Position Overview: We are seeking an experienced Contracts Manager to oversee our social housing reactive disrepair and voids contracts. The ideal candidate will have a strong background in reactive maintenance and voids management, along with proven experience in social housing. This individual will be responsible for managing a team of 31 staff members, including voids supervisors and site supervisors, ensuring all contracts are delivered on time and to budget while maintaining the highest standards of quality and compliance.
Key Responsibilities:
Lead and manage a team of 31 personnel, including voids supervisors and field supervisors, fostering a culture of excellence and teamwork.
Oversee the effective delivery of reactive maintenance and voids services, ensuring compliance with all contracts and relevant legislation.
Maintain and develop strong relationships with key stakeholders, including residents, housing associations, and local authorities.
Monitor and manage contract performance, identifying areas for improvement and implementing best practices to enhance service delivery.
Ensure that all health and safety standards are adhered to, conducting regular site inspections and audits.
Prepare and manage budgets, forecasts, and reports, ensuring financial targets are met.
Provide training and support to team members, encouraging professional development and a focus on customer service.
Develop and implement policies and procedures related to reactive maintenance and voids, ensuring they align with industry standards and best practices.
Act as the primary point of contact for contract-related queries and issues, resolving any disputes or challenges that may arise.
Requirements:
Proven experience as a Contracts Manager in the social housing sector, with a strong focus on reactive maintenance and voids management.
Excellent leadership skills, with the ability to motivate and manage a diverse team.
In-depth knowledge of social housing regulations, legislation, and best practices.
Strong financial acumen, with experience in managing budgets and financial performance.
Exceptional communication and interpersonal skills, with the ability to build and maintain strong relationships with stakeholders.
Relevant management qualifications or tickets, such as an NVQ in Management or equivalent.
Proficient in using various management software and tools.
