About the Role
:
As an Operation Manager you will be working in our social housing background, providing a stable and profitable contract, delivering excellent service and support through our local teams, who understand the importance of working together for the local community.
An Operation Manager in our Redbridge branch you will be Responsible for day to day management of contract service delivery on local contract/s, supporting the General / Contract Manger on delivery of high standard reactive, planned, statutory & non statutory repairs & refurbishment activities to Housing Client properties, ensuring teams operate to Mears defined branch standards and deliver best in class customer service, whilst satisfying all safety, quality and cost control standards relating to budget, profitability and resource deployment.
1. Management of all aspects of operational and commercial delivery and contractual performance in line with contractual commitments, and agreed company & client protocols, time frames, budget & cash flow.
2. Ensure compliancy and adherence to, but not limited to, health & safety regulations, Mears standard operating procedures & values, quality assurance accreditations. Demonstrate, maintain and monitor the company’s commitment to best practice
3. with legislation, codes of practice & good working practices relevant to all work activities.
4. Management of direct labour resources and supply chain, identifying opportunities to increase productivity and demonstrate savings, working with the group Procurement Team to maximise the benefit of national procurement agreements and
5. new innovation.
6. Adherence to and completion of company & client reporting protocols within required timescales.
7. Cultivate a positive, customer focused culture that is instilled and promoted across all work / programme activities via Mears Red Thread. Ensure this is actively demonstrated by staff in a professional approach to communicating with all stakeholders, through appearance of sites, company ID, condition of vehicles and the maintenance of high health & safety standards.
8. Ensure attainment of high levels of satisfaction with performance delivery and that contractual KPI targets are achieved in accordance with agreed standard operating procedures.
9. Manage employees’ performance, coach and develop individual in their roles. Protect all company assets supplied, ensuring applicable HR Policies & Procedures are followed, with assets maintained in a good condition, as per company
10. protocols and report/s made to Manager where damages occur.
11. Cultivate a strong working relationship with clients, service users and local communities, managing client expectation, attending meetings where required, and assisting in business development activities and the preparation of bids.
12. Undertake any other duties required by the company, provide back up to other Managers to cover any absences and attend formal and informal company & client meetings as required.
Role Criteria:
13. Proven track record of commercial and performance management.
14. Ability to manage multiple sites & contracts.
15. Experience in Repairs and Maintenance
16. Proven track record of working in a customer focused environment.
17. Experience of contract/project management including:
18. Motivating & inspiring a diverse workforce.
19. Health & safety knowledge, including COSHH.

27. Social Housing background
To drive a Mears vehicle, you must be aged over 21 have held your licence over 3 months and have less than 9 points.
