JobSummary:
TheMaintenance Surveyor will ensure that all temporary accommodationowned and managed properties are maintained to the highest possiblestandards and that all statutory and regulatory requirements aremet and ensure staff residents and property owners are providedwith a high standard ofservice.
Weare looking for someone with a good working knowledge of theprivate sectorhousing.
Youwill be proactive flexible and be able to work on your owninitiative.
Youwill be expected to manage your own caseload and be confident inapplying relevantlegislation.
Youwill be qualified in HHSRS and will be carrying out siteinvestigations of technical matters and prepare specificationsworks programmes detailed reports and appropriate correspondence toaddress the problems including damp inspections structuralInspection insurance claim inspections disrepair Inspections healthand safety EstateInspections.

* Ableto write technical reports associated with Damp & Moulddiagnosis
* Raisework orders asrequired.
* Ensurethat the quality of work under your control meets the requiredtechnical standards and secures customer satisfaction.
* Ensurethat all inspections are carried out in accordance with the HousingHealth & Safety Rating and System(HHSRS).
* Undertakepreinspection of repair issues ordered through the customer contactcentre directly by clients or reference from contractors. Ensurethat appointments for this work are met. Produce clearspecifications of work (and where necessary written reports)utilising the agreed pricing mechanism for the contract or servicelevel agreement in sufficient detail to avoid the need for furtherprework visits.
* Undertakesurveys of void properties at various stages according to currentprocedure.
* Ensurethat void properties are repaired and maintained in accordance withthe voidsstandard.
* Ensurethat void turnaround is completed within or better thantarget.
* Implementprocesses that improve the voids turnaround times withinrepairs.
* Completefinal inspections of voids and produce RBK s Habitable Certificatedocument.
* Wherejobs will require a multitrade/task input provide the contractorwith appropriate information to ensure a seamless service for theresident and manage the works through to satisfactory completionensuring that residents are advised of all aspects of theprocess.
* Reviewcost and time variations in accordance with currentprocedure.
* CompletePost inspections as per RBKs currentprocedure.
* Ensurestatutory obligations are met by ensuring specifications for worktake into account the Council s statutory obligations in relationto fire risk control of legionella asbestos gas electrics liftsfire protection CDM and estatesafety.
* Makefull and appropriate use of IT to ensure best use of time achievebest value outcomes ensuring you are familiar and competent withusing the systems and programmes inplace.
* Providesupport and guidance to operatives during the course of work sothat correct outcomes are achieved first time. They may entailonsite inspections as well as telephone and electroniccommunications.
* Respondto queries from tenantslandlords internal andexternal clients within prescribed timescales.
* Briefand notify senior staff of any contractual disputes occurringinvolving building contracts property leases land ownership anddisrepair in rentedaccommodation.
* Assistwith the Investigation and preparation of responses to formal andinformal complaints Councillor Enquiries MP enquiries &Freedom of Informationrequests.
* Reportto the management team on the performance of supply chaincontractors consultants and suppliers of goods andservices.
* Ensurerepairs & maintenance costs are controlled and anysignificant item values are reported to the management team.
* Ensureworks are procured in accordance with standing orders and financialregulations and contract documents for all projects meetprofessional standards.
* Ensurethat the damp structural and disrepair investigation process isimplemented such that the Council s liability isminimised.
* Ensurethat applicable H&S regulations are applied in all aspectsof the responsibilitiesheld.
* Challengeconventional local government approaches to enable the organisationto drive greater efficiency and effectiveness through thedevelopment of best practices and innovative commissioningcontracting market development and resourcemanagement.
* Undertakeany other duties consistent with the purpose of thepost.
