Job Summary The Senior Director will focus on the front-end of Equinix’s EMEA construction projects: Leading and controlling the strategic direction across the early stages of our entire project portfolio for both enterprise and hyperscale customers. Working in close collaboration with the EMEA Hub Leads to enable our projects to focus on speed-to-market for our capacity. Liaising and coordinating with Design & Engineering, Permitting, Procurement, Commercial and Construction teams to optimise the interfaces between these functions with the aim to reduce the durations and hand-offs. Creating and maintaining best-in-class policies and procedures for projects from pre-award and setup through to watertight shell and core build. Establishing, maintaining and optimising excellent supply chain relationships with General Contractors (GCs) and Major Capital Equipment (MCE) providers through all relevant phases. Responsibilities Reporting to the VP Construction EMEA, the Senior Director will bring the urgency to front-end activities in project delivery espousing the principle that “Every Day Matters” to ensure that float is built and maintained for the fitout and commissioning phases, including: Working with other Leaders in the Equinix Global Design and Construction (GDC) team to ensure that the priorities are aligned, executed and monitored. Establishing checklist for pre-award and project setup. Ensuring there is a consistent and right-sized GC organisation structure. Tracking GC selection and procurement of key subcontractors and materials and an effective RIBA Stage 5 (GC design) process. Working closely with the Equinix Design team to accelerate permitting process and actively seeking opportunities to commence enabling works on the site earlier than we are currently achieving (speed-to-market focus). Ensuring standard of excellence for scheduling & productivity with focus on C&S & site works, and harmonising our processes to enable a predictable execution of our Shell & Core build, facilitating early access to our MEP fitout and ultimately providing sufficient time for our CX teams to achieve or improve our committed dates to the business and our customers. Maintain strong working relationships with internal and external team members including staff, subcontractors, vendors, architects, and other industry professionals. Ensuring efficient and effective departmental performance including training, professional development, and career advancement opportunities. Interviewing, hiring and assuring effective training and development of the team. Reporting the statuses, successes, challenges and plans of action to the senior management team and company on a timely basis. Developing, managing and being accountable for achievement of key departmental metrics. Providing subject-matter expertise, leadership and direction in construction policies, vendor relationships, accountability, training and employee development, subcontractor and supplier relationships, project and group profitability, and all other areas covered within and by this group all in order to achieve the Company’s overall strategic objectives. Qualifications Substantial, progressive experience in successfully managing high-tech construction projects or programs during the front-end of the life cycle. Detailed working knowledge of building construction and project management processes and procedures at a global scale. Strong working knowledge and experience of the design of data centres, and/or other high-tech industries. Track record in concurrently overseeing multiple, large-scale high-tech (ideally data centre) construction projects and with capital expenditure oversight of $100M. Ability to analyse and evaluate construction documents including drawings, specifications and contracts. Competency in Critical Path Method (CPM) scheduling, construction cost estimating, proposal generation and development, document management and contract administration. Exceptional leadership, communication, written and verbal presentation, and team-building skills proven in multiple international regions. Substantial experience as a transformational, inclusive leader including strong competencies in talent identification and development, coaching, and mentoring construction professionals and varying levels of experience proven in multiple regions. Exceptional communication, negotiation and analytical skills required proven in multiple geographies. Ability to multi-task and work within team-based projects in an extremely fast paced and demanding environment and internationally. Highly analytical with strong intellect, ideally with a Bachelor’s degree or equivalent in engineering, construction management or a related field. Highly organized and detail oriented.
