As a Head Caretaker with Bellrock, you’ll do it by:
Purpose: To support the Facilities Manager (FM) in the compliant, timely, and effective delivery of FM services.
* Ensure that Bellrock meets PFI contractual obligations and the timely delivery of contract deliverables.
* Overall operation and management of the helpdesk (Concerto).
* Be the first point of escalation for the client, building users, and suppliers as required.
* Ensure that reactive tasks logged by building users are attended to and rectified in a timely manner and within the relevant priority category.
* Delegate caretaker resources to attend to faults and issues logged by building users.
* Liaise with sub-contractors/suppliers to arrange attendances for Planned Preventative Maintenance and ensure they are completed ahead of set due dates.
* Coordinate with the FM and/or Head Caretaker in resolving issues quickly by taking ownership of jobs where an issue or fault has led to a potential unavailability/service failure event.
* Assist the FM in arranging attendances for quoted works ensuring the relevant resources are available.
* Produce data and analysis of helpdesk statistics, sub-contractor/supplier performance, and compliance as required.
* Assist the FM in gathering and compiling all necessary data and information for monthly FM Operations reporting.
* Ensure that all Variation, Lifecycle, and Additional non-contract works are billed on completion and in a timely manner.
* Coordinate the activities of all Bellrock services to ensure effective data management.
* Monitor and liaise with sub-contractors/suppliers to ensure effective day-to-day service delivery.
* Maintain the helpdesk PPM schedule to ensure it is up to date.
* Support the FM in promoting a culture of compliance and escalate any issues or areas of concern.
* Manage and operate Concerto and Lens on behalf of Exempt Suppliers.
* Assist the FM in the financial management of operations by ensuring documentation of spend.
* Place and manage orders to suppliers ensuring best value is obtained.
* Ensure accurate financial reconciliation and reporting of Bellrock Catering Services.
* Promote the Bellrock values within the business and all operations.
* Support the FM in maintaining positive and collaborative relationships with stakeholders.

What does it take?
If you’re ready to be the energy that helps us build our business, share our success, and really own it as a Head Caretaker, you’ll need:
Essential:
* IT literate particularly in Microsoft applications and bespoke operating platforms.
* Customer Service skills.
* Experience in day-to-day Facilities Management operations and service delivery.
* Familiarity with bespoke CAFM based systems and processes.
* Experience leading an administrative function.
* Ability to prioritize and delegate tasks.
* Understanding of how to deliver contracted services.
* Experience in contractor/supplier management.
* Data analysis and reporting skills.
* Attention to detail and information gathering abilities.
Desirable:
* Facilities Management/Administration qualification or willingness to obtain.
* Possession of or willingness to obtain IOSH Managing Safely.
* Understanding or working knowledge of PFI contracts.
* Technical understanding.
* Credit control and management of debt experience.
* Awareness of Procurement and Supply chain operations.
* Budgetary management experience.
Working arrangements

In this role, the successful candidate would be required to work from Castle Hill Centre, Bolton, BL2 2JT between 07.00-22.00 Monday to Friday (Hours to meet needs of the business).
