Team Leader - Property Management
The role:
* Taking responsibility of successfully leading a team of property management colleagues
* Assisting the Associate Directors and Head of Property Management with the reporting and delivery of financial and customer service KPIs
* Ensure the team prioritise, reallocate and assist with workload to ensure daily and weekly tasks
* are carried out
* Oversee the arrangement of maintenance works to include full refurbishments
* Spot check to ensure the team are effectively using the required systems to communicate effectively with our customers
* Carry out individual and team coaching, maintaining a records
* Conducting 1-2-1’s
* Ensure the team follow company SOPs, processes and use company systems accurately and responsibly to deliver financial, safety and customer service KPIs.
* Guiding team members in heading off complaints before they escalate.
* Ensure the team are responsible for the following:
* Overseeing a shared/sole portfolio
* Negotiating the return of security deposits
* Overseeing disputes of security deposits when necessary
* Ensuring the portfolio is compliant by arranging gas and electrical inspections
* Having a competent understanding of lettings legislations to help and support where necessary
* Liaising with landlords, tenants and contractors on a daily basis.
* Carrying out regular property visits and reporting findings to Landlords
* Organising estimates for repair or maintenance works on behalf of Landlords
* Arranging check in and check out inventories as needed
* Maintaining communication with Landlords and tenants through the duration of the tenancy
* Authorising contractors invoices
* Responsible for the training and ongoing support of new and existing employees
