Block Manager required in SW London for property management company with a rapidly growing portfolio of owned and 3rd party landlords. Portfolio size. 63 blocks, 346 units Responsibilities Manage and oversee the day-to-day operations of blocks, including maintenance, repairs, budgeting, and financial reporting Build and maintain positive relationships with residents, leaseholders, and suppliers, addressing their enquiries, concerns, and requests in a timely and professional manner. Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and relevant legislation. Manage and monitor contractors, service providers, and suppliers, ensuring their performance meets agreed-upon standards and specifications. Develop and manage service charge budgets, monitor expenditure, and provide accurate financial reports to clients and stakeholders. Annual SC invoicing and budgets Chase leaseholders for overdue balances. Maintain accurate and up-to-date records, files, and documentation related to block management activities. Keep abreast of changes in legislation and regulations pertaining to property management, and implement necessary changes to ensure compliance. Proactively identify and resolve any issues or conflicts arising from block management activities, providing effective solutions and mitigating risks. Collaborate with other internal teams, such as accounts, legal, and property management, to ensure smooth operations and efficient service delivery. LPE1’s & other notices Manage insurance renewals and claims. Prepare budgets for tenders for new blocks. Attend tender meetings with a Director or solo. Requirements Relevant qualifications such as IRPM, RICS, or ARMA are essential. Minimum of 3 years of experience in block management, preferably in London or similar urban settings. Manual driving licence is essential Sound knowledge of relevant legislation and regulations, including Landlord and Tenant Act, Health and Safety regulations, and Section 20 procedures. Strong organisational and time management skills, with the ability to prioritise and manage multiple tasks and deadlines effectively. Strong attention to detail. Excellent communication and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders. Proactive and solution-oriented mindset, with the ability to identify and resolve issues independently. Experience in budgeting, financial reporting, and financial management. Familiarity with property management software and systems. Ability to work independently and as part of a team, with a customer-centric approach.
