We’re looking for a proactive, driven Rent Review Surveyor who will be responsible for managing and conducting rent reviews for our UK portfolio of properties. The UK portfolio comprises multiple assets, totaling approximately 60 million square feet across 7 distinct regions. The candidate will report directly to the Managing Director for the UK and Ireland. The position is UK-based, ideally with the candidate located in Warrington, and involves overseeing all Mileway's UK regions, with the exception of Scotland. This role requires a detailed understanding of market conditions, lease terms, and property valuation techniques to ensure that rental incomes are maximized while maintaining strong relationships with tenants. The candidate we’re looking for will be a supportive and solid multi-tasker, with superb interpersonal skills and an irresistible drive to get things done.

What you’ll do:
* Conduct thorough rent reviews and lease renewals for commercial properties.
* Analyze market rental values using a variety of data sources and valuation methods.
* Negotiate rent adjustments with tenants and landlords, ensuring favorable terms for all parties.
* Prepare detailed reports and presentations on rental values and lease terms for clients.
* Maintain up-to-date records of all rent review activities and outcomes.
* Advise clients on market trends, potential rental income, and investment strategies.
* Collaborate with property managers, legal teams, and other stakeholders to resolve disputes and implement agreed-upon terms.
* Stay informed about changes in property laws, regulations, and market conditions.
* Provide expert advice on lease terms and conditions to ensure compliance with relevant legislation.
* Support the development and implementation of rent review strategies and policies.
What you’ll bring:
* Bachelor’s degree in Real Estate, Property Management, or a related field.
* Professional qualification such as MRICS (Member of the Royal Institution of Chartered Surveyors) or equivalent is required.
* Minimum of 3-5 years of experience in rent review, property valuation, or a related field (post MRICS qualification).
* Demonstrated experience in Third Party Determinations for settling Rent Reviews.
* Strong understanding of property markets, lease structures, and valuation techniques.
* Excellent negotiation, communication, and interpersonal skills.
* Proficient in using property management software and valuation tools.
* Ability to analyze complex data and provide clear, actionable insights.
* Strong attention to detail and organizational skills.
* Ability to work independently and as part of a team.
