Senior Surveyor
Salary: £55,075-£63,771
Type: 6-month fixed term contract with a view to extend for 6 months, Full time (35 hours per week)
Location: Ealing office base - Hybrid working and flexible across London.

About the Role
Responsible for assisting the Senior Technical Manager in the Legal Disrepair project to significantly reduce the number of cases currently open. The role involves undertaking complex surveying activities related to Legal Disrepair cases including being an Expert Witness for A2Dominion and managing cases through the Disrepair process to conclusion.
You will be seen as a technical expert in your field and will undertake specification writing, project management and post works inspections.
Some Key Responsibilities
Overall
• Carry out surveys at A2Dominion properties where a Legal Disrepair case has been raised.
• Produce high quality, detailed reports on your findings for submission to the Claimant’s Legal team.
• Provide focused expert advice on matters associated with disrepair, including thorough investigation using a range of equipment to accurately diagnose the cause and appropriate remedies.
• Issue works to contractors based on the survey findings and manage the progress of these works through to conclusion within agreed timescales.
• Drive forward any works already agreed to a swift and satisfactory conclusion.
• Maintain good communication and liaison with A2Dominion’s Legal team to ensure progress and timely conclusion of Disrepair cases.
Compliance & Regulations
• Ensure that housing properties comply with relevant building codes, safety standards, and regulatory requirements.
• Stay informed about changes in legislation and industry standards affecting housing associations.
Surveying & Inspections
• To ensure that all projects are CDM compliant.
• Provide professional and technical advice and produce reports on all relevant matters within the scope of the service, including serving as a professional or expert witness in hearings, adjudications, legal proceedings, and similar contexts.
• Carry out post works inspections to ensure all works as per Scott Schedule are completed to the agreed deadline and to the standard required.
Financial
• Monitor project expenditure and ensure cost-effective solutions without compromising quality.
• Specification writing and tendering of works in compliance with A2Dominion’s procurement policy and financial regulations.
• Responsibility for checking and authorising invoices for works provided by contractors.
Risk Management
• Implement controls to monitor and report on key areas such as cost, length of time for works, cases in jeopardy and Health & Safety.
• Monitor Key Performance Indicators and undertake regular reviews with contractors for purposes of continual improvement.
• Liaison with our Decant Team, where applicable, to minimise time spent out of the home for our customers and reduce cost to the business.
More about you
• RICS membership and a degree (or HNC) in surveying, civil engineering, construction, or a related field.
• GCSE level (or equivalent) in Maths and English (Grades A* - C).
• At least 4 years of experience in the construction or maintenance industry, with working experience of housing regulations, building codes, and safety standards.
• Experience of disrepair management within the Housing Sector.
• Fully conversant in Microsoft applications (intermediate level) and the ability to produce and write technical specifications, letters, and reports.
• An enhanced knowledge of the causes and remediation of damp and mould, as well as Construction Design and Management (CDM) Regulations 2015.
• Fully conversant with HHSRS and requisite legislation, NHF Schedule of Rates (M3NHF), experience of working with EHO and legal disrepair.
• Excellent communication and interpersonal skills.
• Good knowledge of budgets and cost control principles.
• Full UK driving license and access to a vehicle required.
