YTL Developments has a unique client-side opportunity for a Residential Asset Manager. This role will take on responsibility for asset managing a portfolio of new student accommodation and rental accommodation in Bristol.
Initially, you will manage the appointed Operator in mobilising and stabilising our new student accommodation offer, ensuring compliance with health and safety regulations, enhancing tenant satisfaction, and identifying opportunities to maximize asset value through strategic initiatives.
You will deliver and implement strategies for the management and operations to enhance and maintain the value of the YTL student accommodation portfolio, which includes marketing, sales, student experience, financial reporting, maintenance and compliance.
We are currently transforming the historic former Filton Airfield – the birthplace of Concorde and supersonic travel – into a thriving new neighbourhood for Bristol, known as Brabazon. It is one of the largest and most exciting private regeneration projects in the UK with multiple projects being coordinated simultaneously.
The student accommodation project at Brabazon is arguably the largest of its kind in the region, with upwards of 1,500 student beds. This is a central role managing the interface between students, the student operator and other Brabazon stakeholders.
What you'll do
Reporting to the Head of Asset Management within the Sales and Marketing division, the successful individual will be responsible for the performance, operational oversight, and value enhancement of the student accommodation portfolio.
Your principal responsibilities will be to:
* work alongside the YTL development, infrastructure and construction teams through the RIBA stages to optimise the design and delivery of student accommodation development opportunities and ensure that the end product is market-facing
* identify and implement improvements to our approach to BTR investment and operation
* manage the Operator in successfully mobilising the student accommodation portfolio
* agree and oversee the strategies for marketing, operations and maintenance, financial planning and budgeting, onsite staffing and rentals
* oversee the operational performance of the student accommodation portfolio, ensuring efficient management of all assets by the appointed Operator
* develop and implement strategies to enhance property value and student satisfaction
* ensure properties meet all compliance and safety regulations, conducting regular audits and risk assessments
* oversee the strategy implemented by the Operator in addressing student concerns and resolving issues promptly, and manage tenant communications, ensuring a positive experience throughout their tenancy
* monitor occupancy rates and work with the Operator, whilst implementing strategies to maximize retention
* collaborate with the Operator to enhance student experience through the coordination of events
* agree and oversee the management of operational budgets, ensuring cost-effective property management
* monitor rent collection, arrears, and associated revenue streams
* identify opportunities to reduce costs and improve efficiency
* implement regular financial audits of the operational performance of the portfolio
* collaborate with Operator marketing teams to develop strategies that attract prospective tenants
* analyse market trends to inform pricing strategies and leasing terms
* protect and enhance the value derived from existing tenants through lease renewals and rent reviews
* oversee operator performance in promoting available units through various marketing channels to maintain high occupancy levels
* coordinate with facilities management teams to ensure the timely resolution of maintenance requests
* oversee the Operator in managing service contracts and relationships with third-party vendors
* conduct regular property inspections to maintain high standards of quality and safety
* ensure all properties comply with local regulations and organisational policies
* prepare regular reports on operational performance, financial metrics, and compliance status
* liaise with internal and external stakeholders, including local authorities and contractors
* manage all student accommodation asset management legal matters.
What you'll need
We are looking for an individual, who has deep experience and a proven track record in asset and property management within the student accommodation and wider living sector.
You will have strong knowledge of landlord and tenant laws, in particular within the student housing sector, as well as experience in delivering transactions and creating value from commercial property investment, development and asset management.
You will have the ability to problem solve with a focus on tenant satisfaction and will have proficiency in financial analysis and budget management.
Experience in managing a diverse range of complex issues and budgets within student accommodation, along with strong marketeering skills will be essential.
Additional skills required for this position will include project management, leadership, the ability to set direction and priorities for others, analytical and strategic thinking, numeration, and proficient IT skills with a good working knowledge of Microsoft Office.
You will preferably be degree-qualified in Real Estate (or a similar subject, such as Business Administration) and RICS Qualified.
