Department Function
The central Commercial function offers guidance and assistance to the wider business to ensure commercial teams identify and develop business opportunities, and the profitable management of projects and contracts, from inception to completion. Managing both internal and external relationships is key, and the subcontractor database is vital to the successful delivery of our sites and products. Working in collaboration with all other functions is vital, as each has an overall input in the budget and deliverability of each site that we either bid on or produce. Guidance, structure and systems are in place to ensure a smooth and timely tendering process, which ultimately results in the awarding of contracts for all elements of the budget.
Job summary/Purpose
Supporting the Group Commercial Director in the following:
1. Communicating common targets, strategies and goals across the commercial function and ensuring that plans and support are in place to deliver those goals.
2. Management, motivation and support across the commercial function.
3. Maintaining the business culture and control framework within the boundaries set out in the Operating Framework, the Commercial Manual and Scope of Works.
4. Maintaining and evolving consistent processes and systems that deliver an efficient commercial function, whilst providing structure and guidance for development.
Primary Responsibilities
1. Oversee the compilation of all monthly and quarterly reports as required, including completing the reports if necessary.
2. Be aware of new materials and methods of construction which the company may employ, as well as a sound knowledge of latest regulations, codes of practice and NHBC requirements.
3. Ensure that the Commercial teams are fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these, in terms of communication, training and development.
4. Be actively involved in value engineering, including updating Group and Regional site review documents, to ensure we achieve best value.
5. Attendance at Profit and Loss Meetings, reviewing compliance and behaviour, and supporting where required.
6. Support cost analysis for changes in process or materials.
7. Promote and act in accordance with Group values, systems, policies and procedures.
8. Maintain strong relationships with key partners within the supply chain.
9. Report on excess and savings for the Group.
10. Embrace and engage with requirements of both External and Internal Audit teams.
11. Evolution of standard systems to enhance the efficiency of the Commercial function.
12. Any other duties as required by the Group Commercial Director.
Experience, Qualifications, Technical Requirements
Strong knowledge of all buying and quantity surveying activities.
Good knowledge of Building Regulations, NHBC and Health and Safety requirements.
Wide experience in the procurement and purchase of materials, subcontract and labour.
IT literate (COINS system required).
Experience of managing a Team.
