Your New OrganisationMy client operates as one of the UK’s largest news wholesalers, with 35 distribution centres and 50 leases. This opportunity has been created to bring the property function back in-house after the organisation has chosen to focus on growth. Your responsibilities epass,collaborating with stakeholders to ensure smooth transactions and settlements. Develop relationships to ensure being considered for acquiring units of the correct size for the organisation. Provide expert rmendations to enhance property management practices. Conduct thorough reviews of rents, rates, service charges, and other occupational costs as well as identifying opportunities for cost mitigation.Foster positive relationships between our business, landlords, tenants, and managing agents. Uphold estate management principles for seamless business operations.Portfolio Management
1. Day-to-day management of the property portfolio.
2. Undertake rent reviews and lease renewals aligned with our business strategy.
3. Manage assignments and landlord consents.
4. Optimise subletting of vacant units.
5. Monitor tenantpliance with lease terms and repair obligations.
6. Coordinate inspections for management, lease, and statutory purposes, including repairs and dilapidations.
What You’ll Need to Be SuccessfulRobust understanding of property management, lease management, andmercial leases.
Experience collaborating with solicitors to finalise heads of terms, leases, licences to alter, and other legal documentation. Have the proven ability to grasp financial performance metrics and budgeting procedures effectively. Exceptional ability to proactively prioritise tasks and meet business demands. Autonomously manage tasks while providing regularmunication updates to stakeholders. Relevant degree or qualification related to either Estates Surveying or Building Surveying. You will need to be an effectivemunicator and have the skills to extend across departments, contractors, and landlords within our business. Holding a professional membership is preferred to either an associate Member (AssocRICS) or working towards Chartered status (MRICS).What You’ll Get in Return
