Job Purpose
To carryout stock condition surveys and property inspections for the group as agreed, producing reports to help maintain and refresh the Groups asset management information and asset investment programme.
To undertake surveys and works inspections for the capital and cyclical programme to support effective contract management and ensure quality and V alue f or M oney ( VfM ) standards are met .
To produce report s to identify defects, maintenance, compliance and capital investment.
Ensure compliance and statutory obligations are picked up and met and recommendations.
To produce financial reports on stock investment and liaise with the Head of Property Management, Asset Manager and the Planned and Cyclical Works Manager to develop asset investment plans.
To review Fire Risk Audit (FRA) reports and help ensure actions and remedial works are scoped and completed, updating relevant systems.
Help produce reports for both internal and external audits with relevant asset management data.
Keep the Job Logic (repairs, asset and compliance) system up to date with any Asset changes as a result of surveys.
Carryout HHSRS ( H ousing H ealth & S afety R ating S ystem) inspections followed with a recommendations and status report.
Ensure all recommendations supplied from any report (FRA, stock condition, HHSRS) are followed through with the responsible delivery teams and are actions are completed.
To keep up to date with all regulatory requirements and changes in legislation.
To deputise for the Head of Health & Safety when required .
To collate and report on overall monthly/quarterly and annual performance indicators for each compliance work stream completion quality checks are conducted, and the results of such checks recorded and used to improve performance.
To work with the Head of Property Management and others involved in the management of the buildings in order to manage building safety risks appropriately.
To help identify priorities and align resources to ensure regulatory requirements are prioritised.
To be an ambassador for YMCA SPG and have our customers/residents at the heart of all decision making.
T o occasionally attend s ite to oversee emergency works outside of normal office hours
Essential/Desirable knowledge
Thorough understanding of the areas for which the role is responsible: Property Construction & core components and Building Safety Management
Recognised professional qualification in building construction will be an advantage
A good understanding of legislation and regulation affecting property management including the Building Safety Act 2022 and Fire Safety Act 2021, HHSRS, and Decent Homes Standard
A good understanding of fire safety requirements and implications when inspecting buildings
Budget management skills
A bility to demonstrate comprehensive knowledge of Health and Safety building compliance, legislation, quality management systems, design and implementation
IOSH / NEBOSH equivalent Health and safety qualification
