To effectively ensure the day-to-day delivery of planned and reactive maintenance tasks. This will include the supervision of specialist subcontractors and ensuring all CBRE and subcontractor paperwork is up to date, as well as ensuring that all Health and Safety procedures are followed as per the CBRE QHSE guidelines.
Key Responsibilities:
1. Delivery of this service in accordance with CBRE Procedures and Policies.
2. Ensuring the efficient and effective operation and maintenance of the site's M&E Plant and Equipment and Services.
3. Compliance with and record keeping for CBRE ISO 9001/14001 etc. and all Quality Management Systems.
4. Assisting with and participating in the Call-out System for the site.
5. Attending meetings on site representing CBRE to the highest standards on client meetings. This will involve reporting back to the client any actions that arise in a timely fashion.
6. Assist in reactive repairs and PPM's to the site's M&E systems (BMS, Fire, Air Conditioning, Generators, and LV Electrical Distribution and Switch Gear etc).
7. Carry out reactive maintenance/repairs as instructed by the Supervisor, Engineering Manager, or Account Management in line with the Service Level Agreements.
8. Prioritising and delegating reactive and Planned Preventative Maintenance tasks to ensure optimum levels of service delivery are being achieved.
9. Ensure that Planned Preventative Maintenance is carried out in line with task schedules.
10. Supervision of Specialist Service Contractors, including induction and signing off and actioning minor works listed on service report sheets in accordance with the Team Leader.
11. Ensure QHSE documentation is maintained and readily available using client CAFM systems e.g. Hazard Reports, training & competency records, SAP, Prime.
12. Actively identify/implement innovation across the contract to enhance performance and continue to meet client expectations.
13. To observe the company policy on Health & Safety at Work.
14. To undertake any other duties that may reasonably be requested.
15. To respond to callouts and cover emergencies as required, within working hours.
Person Specification:
1. Working to Planned Preventative Maintenance Regimes.
2. Knowledge of lone working requirements.
3. Carry out maintenance works on the sites and have a full understanding of low-level plant and how it works on site.
4. A full driving licence is essential.
