Head of Maintenance
Roche Health and Home care are a well-established, growing company, we have 5 Care Homes, a Domiciliary team, Extra Care staff and a Retirement living apartments in West and North Yorkshire
Responsible to: Home Managers
Accountable to: Estates Manager
Hours: Full time 40hrs per week - Monday to Friday - call out for emergencies only
Salary: Negotiable – dependent on experience
Must be driver and willing to travel to our facilities
Overall purpose of Job
KEY RESPONSIBILITIES
1. Knowledge and Skills
To use technology (Vantage) to plan work, communicate, and keep records, using relevant building management software.
Ensure all homes daily, weekly and monthly Audits are undertaken and completed.
Demonstrate a commitment to their own development, to take advantage of education and training opportunities.
Provide professional knowledge acquired through Estates related courses and experience.
Develop their own and the department’s competence.
Act as the lead on specific building related works.
Act as the Health and Safety Person Advisor to assist in the development of Roche Healthcare corporate policies, procedures and training to meet the requirements of Health and Safety, Fire, COSHH and any other associated legislation, and adopt an active approach in identifying potential risk areas.
Ensure that the maintenance fleet is managed and maintained, and records kept, meet current and future regulations / legislation. ensure that a planned and reactive maintenance service to support Roche Healthcare is completed in a timely manner.
Provide advice and information to Home Managers to allow informed decisions to be reached on all matters relating to estate and building management.
Assist the Estates Manager with service contracts relating to all plant and portable equipment
2. Team Working
The Head of Maintenance will assist the Estates Manager in ensuring that:
Department’s services are designed and developed to proactively support Home Managers.
Assist the Estates Manager in regularly and proactively review the operations of the Maintenance Department, to ensure they remain in line with needs of Roche Healthcare.
Identify work patterns to achieve and maintain the department’s standards of service.
Work flexibly to ensure that all aspects of the Maintenance department services are maintained and managed.
Develop and utilise effective management skills in managing the Maintenance staff, which are in line with individual and organisational needs.
Liaise with the Estates Manger to implement and manage a local induction and orientation programme for the Maintenances staff to ensure legislative requirements are fulfilled.
Assist the Estate Manager for the training and development of the Maintenance staff.
Supervise and be supportive to the Maintenance staff to ensure they complete Maintenance duties in a timely manner.
Promote and support a harmonious working environment
Record prescribed information clearly and concisely on provided documentation to a specified timescale e.g.
Implement and manage an induction programme for contracts.
Participate in and contribute to team meetings.
3. Planning, Innovation and Implementation
Liaise with the Estates Manager on planned preventative and reactive maintenance service to support the homes.
Liaise with Estates Manager to ensure all equipment and machinery is repaired, monitored, and replaced as per manufactures recommendations.
Liaise with Maintenance Technicians in taking monthly utility readings.
Be responsible for the ordering, organisation of all stock and Maintenance of stock control systems.
4. Written Communication and Information
Be able to use and respond to electronic email systems. (Microsoft outlook)
Be able to provide reports when required to meet the needs of the homes

Liaise with Estates Manager regarding suppliers and other third parties from outside of Roche Healthcare to obtain the best value in expenditure.

8. Risk Assessment and Health and Safety
Ensure that you follow all aspects of current legislation in line with Health and Safety Executive recommendations e.g. Fire, COSHH, Health and Safety, Legionella etc. in a proactive and auditable manner.
Ensure that all record keeping is up to date, auditable and in accordance with legislation.
Be responsible for undertaking maintenance risk assessments when required for work related tasks.
Abide by the Health & Safety at Work etc Act 1974.
Attend annual mandatory training.
Respect confidentiality applying to all Homes.
Work within Roche Healthcare policies and procedures.
