About The Role Cala Homes Southern is a newly opened region based out of Winchester City Centre. This year, Cala Southern will deliver 400 new homes out of our existing outlets which include Winchester, Wimborne, and Fordingbridge, with plans to increase this to over 500 new homes annually by 2028. To support this growth strategy, Cala are seeking a highly motivated and commercially astute Land Manager to play a key role in securing land opportunities across Hampshire, Dorset, and southern Wiltshire. This role will focus on both immediate and strategic land acquisitions that align with the company's growth objectives and high-quality residential developments that Cala are renowned for. Key Responsibilities: Land Identification & Acquisition: Identify and secure land opportunities for short, medium, and long-term, residential led development for a minimum of 50 new homes. Conduct and interrogate detailed site appraisals, viability assessments, and financial analysis and update these on a regular basis. Lead and support negotiations on land acquisitions, including option agreements, conditional contracts, and unconditional purchases. Market Research & Networking: Build and maintain strong relationships with landowners, agents, promoters, consultants and local authorities. Monitor local and national planning policies, market trends, and competitor activity. Represent Cala Homes at industry events and networking opportunities to strengthen the company's land portfolio and brand. Planning & Development: Work closely with other departments including planning and design, technical, commercial, sales and construction to ensure sites are viable and deliverable. Engage with local communities and stakeholders to support planning applications. Commercial & Strategic Thinking: Assess financial and commercial risks associated with acquisitions. Support the development of the regional land strategy and ensure alignment with wider business objectives. Provide recommendations to senior management on land opportunities and investment decisions. About You Experience: Proven track record in residential land acquisition within a housebuilding or land agency environment. Strong knowledge of the planning system, development process, and local markets. Skills & Attributes: Excellent negotiation and communication skills. Strong financial and commercial acumen. Ability to build and maintain relationships and influence key stakeholders. Self-motivated with a proactive and results-driven approach. Qualifications: Degree in Property, Planning, Real Estate, or a related field (desirable). MRICS, MRTPI, or working towards (preferred).
