Job Summary:
The Maintenance Engineer post is to help the company achieve their organisational aims of providing the best possible care for its clients. This should be achieved through you ensuring that the building and grounds are maintained to the highest standards. Specifically:
1. To ensure that the building nor ground pose a threat to the health, safety and wellbeing of clients, visitors and staff.
2. To ensure that the organisation meets its legal responsibilities for effective record keeping of maintenance and safety of the building.
3. To assist the company in its accomplishment of organizational goals.
Responsibilities:
1. To help our clients with mobility problems and other physical disabilities, you must mow lawns to keep the grass short and keep trip hazards to a minimum.
2. To help in the promotion of wellbeing the home must have visual appeal and remain safe. To this end you must:
1. External Grounds - Maintain the trees, hedges and borders so that they are neat and pleasant to look at. Sweep drive & paths and remove any debris so that the clients can mobilise as easily and safely as possible. In extreme weather ensure paths are safe to use and apply salt and/or remove excess snow. Plant, Prune, Train & generally maintain all flowers and borders (including potted plants) and ensure they are hydrated according to their needs. Clean and maintain garden furniture, work equipment, external signs and paintwork as directed. Clear any external drains/sewer systems (using appropriate PPE) to ensure smooth flow. Assist in the development of the garden and patio areas and outbuildings, maintaining them and help promote usage and enjoyment for the client group.
2. External Building – Ensure brickwork remains clean and in good condition. Ensure windows, doors, and using appropriate ladders/scaffolding gutters and low roofs are well maintained, clear of any debris and look presentable.
3. Internal Building - Repair any damage to, or; through the direction of your manager, improve all internal areas. This will include but not be restricted to repairing or redecorating any walls or ceilings. Painting or filling in holes in any woodwork such as skirting boards or doors and architraves. Lifting, preparing floors and laying replacement floor coverings. Replacing any damaged tiling or window glazing. Repairing or improving any plumbing systems in the home (not gas unless qualified) or electrical systems in the home within your qualifications, capabilities and experience. Unless you have specific training we will not normally ask you to undertake any more than a 3 wire repair (light or electrical sockets) and ONLY once you have proven your competence and ability to risk assess these tasks. Finally, service and maintain any equipment in the home such as washing machines, dishwashers, fridge/freezers/vacuums/irons etc.
3. So that clients and employees remain safe, you must:
1. Report any unsafe items to the management including trip, entrapment, electrocution, suffocation, asbestos, legionella or any such reasonable risk to clients, visitors or staff. Undertake visual checks of all areas to plan for works to be carried out.
2. Undertake PAT electrical safety tests on items in the home (you will be given training on this).
3. Install / make repairs to the nurse call, telephone and TV systems.
4. Undertake water / room temperature checks for safety and make necessary repairs.
5. Undertake fire checks to ensure alarm system is working correctly and make repairs or report repairs needed to management if you cannot make the repair yourself.
6. Replace any missing or broken light bulbs.
4. So that we can assure inspecting authorities of our actions you must maintain reports, take part in staff and clients meetings and in training activities as directed.
