Job Role: Operations Director

Job Purpose:
Providing leadership, management, and development of a defined contract, ensuring financial and operational commitments are met and exceeded.
Job Summary:
1. Provide leadership, ensuring that contractual commitments are met and exceeded.
2. Ensure that opportunities for the strategic development of the contract are exploited to deliver increased turnover and profitability, ensure additional services and projects are added, and contracts are won on re-tender.
3. Ensure business policies and processes are effectively communicated and implemented within the contract.
4. Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process are effectively implemented across both CBRE Managed Services and subcontractor activity, and are regularly reviewed.
5. Ensure optimum staffing structures operate across contracts, balancing cost reduction with the delivery of service excellence. Ensure structures support peaks and troughs in workload and disaster recovery.
6. Ensure contracts are staffed by fully competent teams, ensuring post holders are fully competent, and that effective succession planning arrangements are in place.
7. Work with other Operational Managers (CMs) to ensure collaborative development of the business, effective teamwork, and support to colleagues.
8. Develop contract financial plans for revenue and profit delivery, reduction of WOM, debt, cost reduction and contract growth, and ensure that these are met and exceeded.
9. Ensure appropriate control systems to ensure statutory, policy, and contractual commitments are met.
10. Ensure a customer focus within all areas of operational activities, and that effective relationships are maintained with key client contracts.
11. Promote and maintain the core RISE Values of CBRE Managed Services.
12. Provide leadership and guidance, advice, coaching, and direct support, where required to deliver best practice selection, training, assessment, and recognition/reward.
13. Deliver effective business communication through advice, review, leadership, and direct contribution to management and team meetings, briefings, consultation forums, publicity, monthly and ad-hoc reporting and other publications, as appropriate.
14. Support the sales process through solutions development, participation in presentations and consultation meetings, hosting visits, and support to mobilization as required on new contracts/sites.
15. Provide a learning environment, and appropriate training and development planning. Ensure basic training needs are delivered, employees are fully competent to undertake their roles, and are able to reach their full future potential.
Accountabilities:
1. Reporting to a CBRE Alliance Director
2. Accountability to the CBRE functional heads, as appropriate
3. Accountable day-to-day to the relevant client contracts.
4. Line management responsibility for a contract team and indirectly for the relevant sub-contractors.
5. Financial responsibility for the delivery of Plan commitments for the contract.
Person Specifications:
Education:
An engineering qualification is essential, preferably HND or above.
Training:
Incumbents must be able to demonstrate a career showing continuous personal development.
Experience:
1. [Essential] Managerial experience at Contract/Account Manager or above within technical and/or hard services.
2. [Desirable] Delivery of wider facilities management services.
3. The development and review of teams, appraisal, and the application of effective people management practice.
Aptitudes:
Excellent verbal and written communication skills.
Character:
1. Excellent motivational and influencing skills, with high levels of personal integrity.
2. Has vision, and able to communicate this effectively.

Circumstances:
Incumbents will be required to travel to support operational delivery and participate in training and business review. Some overnight stays will be needed.
