We’re looking for a driven Sales Manager to lead and inspire our sales team at Newett Homes. Taking full accountability for sales performance, you’ll set objectives, coach, and monitor progress to ensure targets are met. You’ll play a key role in shaping strategic sales plans, expanding our customer base, and strengthening our brand.

What You’ll Get Up To
1. Taking ultimate accountability for the success of the Sales Advisor team.
2. Communicating the Sales and Marketing priorities to the team effectively, holding individuals to account on their sales targets and performance, providing coaching where necessary.
3. To be an advocate of the company values of, customer centric, supportive, ambitious, passionate and transparency. Leading by example and practicing these values in all that you do.
4. Supporting the Sales and Marketing Director with succession planning, by identifying the future resourcing requirements of your team and individuals who show the potential to progress into that position.
5. Accountability to manage PDR reviews and to bring them in line with the strategic direction of the business.
6. Supporting in recruitment within your department, liaising with the Sales and Marketing Director and external partners, following the Newett Homes recruitment process.
7. Support reporting taking place in line with weekly and monthly reporting schedule.
8. Driving the sales team to achieve reservations, exchanges and legal completions forecast. Ensuring reservations to exchange are concluded within a 6 week timeframe or in line with the agreed forecast.
9. Liaising with the Sales Progressor on communication and administration associated with sales transactions, progressing sales through to legal completion to support site cash flow.
10. Having a commercial approach to sales releases and structuring deals for reservations in line with market conditions and site availability.
11. Providing development, training and mentorship to your direct reports i.e. mystery shop debriefs and succession planning & PDR’s.
12. Overseeing general CRM management and customer profile quality, by ensuring Sales Executives are accurately and consistently inputting customer data and are maintaining regular communication with potential buyers.
13. Show Home set up and sales office presentation both internally and externally, maintaining excellent standards in line with Newett Homes brand guidelines and marketing requirements.
14. Working cohesively with other departments across the Operating Company such as Construction, Commercial and Legal to ensure achievement of completion targets and timely updates relating to plot progress.
15. Advocating the Group Health, Safety and Environment Policy whilst ensuring compliance throughout the team to ensure health and safety standards are met, including appropriate PPE.
16. Setting quarterly targets for Sales Executives and providing coaching to help them achieve these, stepping in where appropriate.
We’re Looking For Someone Who Has
1. A proven sales leadership experience with a strong track record of managing and developing high-performing sales teams.
2. Resilient and driven to achieve personal and organisational targets.
3. Able to remain calm and controlled under pressure.
4. Keeps up to date with new thinking including legislation, economic conditions and technology.
5. Communicates and negotiates persuasively – capable of influencing others assertively, building rapport with customers.
6. Embraces change and explores new ways of working to help the continuous growth of the sales operation.
7. Able to build relationships internally and externally.
8. Self motivated and work effectively and efficiently without direct management.
9. IT literate.
10. Flexible with working pattern, must be able to work weekends and bank holidays.
11. Flexible with travel, sometimes at short notice.
12. Holds full driving license and have use of a vehicle for business travel.
