Work Location : UK London office 【20 King Street, London, SW1Y 6QY】 Salary : Competitive salary commensurate with experience and qualifications Employment Type :full time The Role We are seeking an experienced and enthusiastic Chartered Building Surveyor to take on the role of Technical Due Diligence Manager within our dynamic real estate business, based in the City of London. As a key member of our team, you will lead all aspects of pre-acquisition surveys, technical due diligence (TDD), condition surveys, dilapidations, and project management for a diverse portfolio of commercial and industrial properties. This role requires technical excellence and a broad range of experience in commercial surveying. You will manage a varied workload, often overseeing multiple projects concurrently. The successful candidate will deliver high-quality TDD projects while collaborating with the business development, international development, and asset management teams. You will report directly to the Regional Director and Group Director, and should have a proven track record of delivering complex TDD projects (preferably in logistics & industrial sector) in the UK, Europe, and North America, for acquisition of existing asset/ forward financing/ greenfield and development works. This position is ideal for a versatile building surveyor capable of managing projects across multiple geographical locations. Key Responsibilities Pre-Acquisition Support: Conduct pre-acquisition surveys and initial site inspections to support the acquisition process, providing early insights and recommendations. Technical Due Diligence Management: Oversee all aspects of the TDD process (including ESG and EDD considerations) through external consultants. Identify key risks, quantify their impact, and propose mitigations to maximize asset value while minimizing risk. Investment Support: Work closely with the investment team on asset acquisition/disposal, addressing issues raised during the TDD process and contributing to negotiations. Stakeholder Collaboration: Provide technical input for new projects, including feasibility studies, regulatory constraints, development plans, construction schedules, and preliminary cost estimates. CAPEX & OPEX Planning: Define capital and operational expenditure requirements to maintain and enhance the long-term value of existing and acquired assets. Risk Management: Stay informed about industry trends, emerging technologies, and regulatory changes affecting existing and developing assets. Identify risks in development plans and implement proactive mitigation strategies. Project Oversight: Act as a technical liaison with local developers and co-developers to safeguard business interests. Review technical aspects of development plans and collaborate to execute solutions effectively. Performance Monitoring: Track project progress against KPIs, milestones, budgets, and schedules. Proactively identify variances and implement corrective measures as necessary. Scope Development & Procurement: Draft project scopes of work and support the procurement process to align with project objectives. Change Management: Assess the impact of changes on project costs and schedules, ensuring smooth adaptation. Reporting & Presentation: Prepare and deliver comprehensive project reports and presentations for management and stakeholders. Qualifications & Experience Professional Certification: Chartered Building Surveyor (MRICS) or other professional background, preferably with project management experience. Experience: Minimum of 10 years PQE in the industrial sector preferred, with a demonstrable track record of delivering TDD projects in the UK and Europe. North American experience is advantageous. Multi-Disciplinary Expertise: Broad experience across various aspects of commercial and industrial surveying. Transaction Knowledge: Strong understanding of technical and legislative requirements, including the transaction process. Regulatory Insight: Familiarity with local regulations, legal requirements, and planning processes. Stakeholder Management: Proven ability to collaborate with both technical and non-technical stakeholders under tight deadlines. Communication Skills: Exceptional report writing, presentation, and communication abilities. Project Management: Capable of managing multiple concurrent projects and prioritizing tasks effectively. Sustainability: Knowledge of ESG requirements and commitment to sustainable development practices. Personal Attributes: Independent, proactive, adaptable, culturally sensitive, and an effective team player with excellent leadership skills. Language Skills: Fluency in English and Chinese is required. Additional proficiency in Spanish, German, or French is advantageous but not mandatory. Location & Travel: Based in the City of London, with travel across the UK and Europe as required.
