Are you someone who enjoys variety, solving practical problems, and thrives on keeping properties in tip-top shape? We’re looking for a Maintenance Manager to join a well-established, friendly estate agency with a large portfolio of managed properties.
In this role, you'll be the go-to person for all things maintenance, ensuring that our landlords' properties are well-maintained, tenants are happy, and repairs are handled efficiently. You'll need to be great at balancing the needs of landlords (who want to keep costs down) with the expectations of tenants (who want repairs done immediately!). It’s a tricky, but rewarding role that requires a steady hand and a thick skin!
What You’ll Do:
1. Oversee Property Maintenance: Manage everything from minor repairs to major roof jobs, ensuring landlords’ properties are in great condition.
2. Liaise with Tenants, Landlords & Contractors: Be the point of contact for maintenance requests, communicate expectations, and coordinate work with contractors.
3. Work Order Management: Use Excel and property management software (ALTO) to record and track work orders, keeping clear audits of all communications and updates.
4. Contractor Coordination: Issue detailed work orders and ensure repairs are completed in a timely manner, keeping all parties informed throughout.
5. Provide Expert Recommendations: Use your property maintenance experience to give sound advice to landlords and tenants on repair options and timelines.
What We’re Looking For:
1. Maintenance Experience: Ideally from a property management or maintenance-related background, but we’re open to candidates from the commercial sector too.
2. Customer-Focused: Great communication skills are essential for managing expectations and keeping all parties happy.
3. Tech-Savvy: Comfortable using property management software and confident with spreadsheets to keep everything organised.
4. Thick-Skinned: Able to handle the challenges of balancing tenant needs with landlord priorities – patience and diplomacy are key!
