Key objectives
The Commercial Analyst within the Operating Management department will be responsible for the day-to-day management of business rates across all assets, through relevant systems and with support of the external CBRE services contract. This will include analysis, modelling, performance reporting for the UK as well as detailed budgeting and forecasting of all business rates for the UK, conducting regular reviews and tracking of all rates liabilities and assisting with the Business Plan, and any required audits.
Also responsible for the day-to-day management of the Croydon assets for Utilities and Business rates working closely with the Centre team, Asset Management and appointed managing agents and consultants. This is a dynamic Analyst role working alongside the Head of Commercial Operations and other Commercial Analysts.
What you will be doing…
* Management of the CBRE Services contract and supporting Head of Commercial Operations in the delivery of the UK CBRE business rates contract.
* Support the Head of Commercial Operations with the management of the GL Hearn Services contract and all rating matters for Croydon including intermittent occupation, forecasting and budgeting, appeals, deletions and development projects.
* Preparation and communication of all rates budgets and reforecasting including non-recoverable rates using advanced modelling skills and ensuring performance is tracked against this. Responsible for the delivery and management of the rates balance sheet account working closely with Finance on all financials.
* Service Charge & Business Rates analysis for new deals, reconfigurations, development projects, calculation of impacts, changes, opportunities and risks.
* Review of the service charge models to ensure compliance with the RICS code including the correct allocation of service charge costs.
* Support finance in the commercial review of proposed service charge caps to analyse the impact of future deals including treatment of special premises.
* Utilities contract management for all tenant agreements including the preparation, maintenance, distribution and tracking of all agreements for new and existing tenancies.
* Preparation of business cases and evidence for all business rate appeals, group appeals, engagement for revaluations by also analysing rents and tones for UK assets working closely with the Head of Commercial Operations, Leasing and wider AM team.
* As part of the Commercial team, working with the other Commercial Analysts to ensure team resilience on all utilities forecasting, budgeting and reporting processes. This includes being a user of the TEAM billing system.
What skills, experience, and knowledge will you need to be successful?
* Degree qualified with relevant business experience you will have a history of ‘project based’ review and analysis of new commercial ideas, as well as a history in supporting senior management in making day-to-day operating decisions by providing insight into the financial and commercial implications of those decisions. As such, previous experience in an analytical role is necessary.
* You will also have had exposure to financial reporting.
* Experience in project management of the delivery of new commercial initiatives is also favoured, but not essential.
* Please note this will not suit applicants looking for a traditional management accounting/corporate accounting role.
* Previous experience in UK Retail Property or Utilities sectors would be favoured.
* Understanding of the UK Energy Market would be favoured, however, is not essential.
* Strong spreadsheet and modelling skills are required.
* Sound commercial experience.
