Relationship Manager, Property Debt Finance
Our Client, an International Bank, is currently searching for a Relationship Manager to generate property debt finance, particularly Buy to Let finance. This position will be based out of one of their retail branches in Ilford.
Duties / Job Description:
* Originate property debt finance (buy to let and development) transactions through own network.
* Develop and execute strategies to grow the bank’s property loan portfolio, including residential and commercial mortgages.
* Identify and target potential clients, engaging with real estate brokers for property loan portfolio growth.
* Develop and implement strategies to grow the bank’s deposit base through retail and business channels.
* Identify high potential markets and customer segments to attract new depositors.
* Maintain a robust pipeline of potential clients and ensure effective follow-up to convert leads into loans or deposits.
* Work with individual or corporate clients, providing a range of financial services and products, including deposits and loans.
* Manage property debt finance transactions through own network.
* Develop relationships with institutions for onward funding of property transactions.
* Originate opportunities in portfolio acquisitions from funds/institutions.
* Assist in managing real estate transactions originated by branches for terms closing with clients and credit approval and disbursement.
* Set up a broker channel for origination of real estate debt finance deals.
* Review and analyze property operating performance.
* Appraise the asset management and business plans of target properties to be financed.
* Evaluate property-specific risk and be proficient in Excel modeling.
* Assess the net income position and implications on cash flow, value, and exit position.
* Build, interpret, and manipulate financial models to evaluate the security of financing arrangements.
* Be responsible for valuation due diligence during the transaction execution process.
* Write credit applications under tight deadlines and lead the credit process.
* Address any queries or requests raised by the credit risk department, the credit committee, and the business line.
* Prepare deal proposals and term sheets.
* Provide insights on commercial property investment and development market situations in the UK.
* Ensure KYC and compliance requirements of Real Estate Finance are adhered to.
* Assist with asset management of already invested Real Estate Finance facilities as required.
* Assist the MD & CEO with ad hoc projects as they arise within the context of the Real Estate Finance team.
* Any additional assignments from line manager/updates in the office order relevant to the job role.
Skills & Experience:
5+ years of experience in dealing with institutional funders with a good network in real estate portfolio landlords.
Proven track record of growing a loan portfolio and deposit base.
Strong understanding of property financing, real estate markets, and banking products.
Excellent communication, negotiation, and relationship-building skills.
Good understanding of real estate finance and due diligence processes.
Good team player.
