Central Property Manager
Salary : £30,000 per annum
Location : Office Based, Bromsgrove
Contract Hours: 35 hours per week

We are looking for a Central Property Manager to join and be a key member of the Estates Team that provides high quality property management and administration across the community and all competent companies. You will also work in collaboration with Central and Regional teams to support and enable the delivery of outstanding services to our young people.

Main Responsibilities
* To co-ordinate the monitoring, identification of and exit from office premises across the Group and all component companies
* Work with regional colleagues to identify suitable office locations to meet need, negotiate rates and producing required documentation at start of a new tenancy
* Monitor and effectively handle Lease renewals, licences, service charges and business rates as required.
* Ensure items such as insurance, general office maintenance, planned maintenance and are delivered effectively within central offices and the wider estate. This will involve direct property management and/or supporting colleagues in their specific field.
* Maintain up to date and relevant legislative and regulatory knowledge on Property Management regulations and communicate key updates to senior management and all staff as required
* Lead and own the production of all Property Management policy and procedures. Always keeping a robust record.
* Embed robust monitoring of all aspects of Property Management across all component company offices
* Lead and own a performance monitoring dashboard of key dates for Property Management across all component companies
* To complete reports for the senior management team and board as required
Essential Requirements
* Computer literacy, including; word processing, spreadsheets, email and report production.
* Ability to communicate effectively with people at all levels.
* Strong influencing and negotiation skills.
* Ability to work as part of a team.
* Ability to work under pressure and handle changing priorities.
* Ability to prioritise workloads.
Desirable Requirements
* Experience of working within a property management role
* Relevant property management certificate, or qualification, or working towards one. I.e. IOSH, NEBOSH, RICS, IFWM, IRPM.
* Experience of working within a Commercial Property Environment
* Excellent computer literacy skills including being able to work with Microsoft Offices and produce reports
