In the property sector and have lettings experience? Looking for a change? I'm working with a build-to-rent company that is looking for a Resident Service Assistant to join the team.
The Resident Service Assistant plays a vital role in ensuring an outstanding and effortless living experience for residents. Collaborating with the team, the Resident Service Assistant optimises neighbourhood occupancy, maintains properties to a high standard for viewing, welcomes visitors and residents to the scheme whilst always providing first-class customer service.
Key Responsibilities & Accountabilities:
1. Ensuring the front desk is manned at all times and is presented to a high standard.
2. Managing inbound phone calls and monitoring the resident services email inbox, actioning requests and enquiries as required.
3. Engaging with the local and resident community to increase exposure and the success of the scheme.
4. Taking delivery of post and parcels, logging to the system and distributing to residents via the correct process.
5. Acting as the first point of call for residents for all maintenance issues, logging each maintenance case on the system and ensuring it is progressed in a timely manner.
6. Key management including organising keys for new tenancies, receipting keys for old tenancies and tracking existing keys logged out to residents and contractors.
7. Coordinating all contractor appointments and logging issues to ensure required service levels are attained.
8. Following up on lettings enquiries and undertaking apartment viewings.
9. Meeting and greeting new tenants; providing Welcome Packs and new tenancy information where required.
10. Completing regular building walks to ensure there are no Health and Safety issues or security concerns, highlighting any issues to your Line Manager and taking appropriate action at the time.
11. Assisting in administration for the wider property and lettings teams for the scheme.
12. Updating utility suppliers in writing with new resident details to ensure council tax bills are transferred and processing bills for void periods.
13. Ensuring up-to-date resident communication via various channels including social media.
14. Agreeing tenant deposit returns at the end of tenancy.
15. Chasing arrears as instructed by Finance/GM/RSM.
16. Conducting inventories, check-ins, property inspections and check-outs as required.
17. Assisting with resident event planning, management, and execution.
18. Maintaining a logbook of current and past contractors and onsite visitors.
19. In addition to the tasks described above, the job holder may be required to carry out other duties as may reasonably be required from time to time.

13. SIA Security Guarding licence is essential.
