I’m working on behalf of a well-established 5-star house builder client in the North West residential housing sector who are seeking a Land Manager or Senior Land Manager to join their team. This is a fantastic chance to play a pivotal role in driving growth through strategic land acquisition while working with a highly reputable and dynamic company. Role Description As Land Manager, you’ll work with the land team to support the Land Director in sourcing and securing new land opportunities that align with regional targets and future business growth plans. You’ll use your knowledge of the local market, planning frameworks, and development opportunities to identify and procure land for immediate, short, and medium-term projects. This is a senior role within the leadership team, giving you the chance to make a real impact on the success of the business. You’ll be instrumental in forming relationships, influencing strategy, and delivering results in a fast-paced and rewarding environment. What you'll be doing Sourcing and securing land opportunities in the North West through a mix of agent contacts, planning leads, informal and formal tenders, and off-market procurement. Building and maintaining relationships with landowners, agents, and land promoters to stay ahead of opportunities and market trends. Preparing comprehensive land acquisition packs, including demographic insights, constraints plans, pricing analysis, and other key data to support land bids. Managing the acquisition process from initial sourcing through to legal completion, working closely with internal teams to optimise opportunities. Supporting planning applications and approvals, including managing third-party providers and negotiating Section 106 agreements where necessary. Ensuring all land purchases align with group policies, regional plans, and performance targets. What you'll need A proven background in residential land acquisition, negotiation, procurement & management —experience in the North West market is essential. A strong understanding of planning frameworks, legal processes, and technical aspects of residential land development. Excellent negotiation and relationship-building skills to engage with agents, landowners, and stakeholders. Financial and commercial awareness to support land bids and optimise deals. Strong communication skills (both written and verbal). What you'll get: Negotiable basic salary between £60k and £80k.
