In this role, you will play a key part in the successful delivery of damp, mould, and disrepair works within our established team in the Assets department. Your focus will be on carrying out property inspections, diagnosing issues, specifying remediation, and managing works through to completion, all while ensuring a high standard of service, excellent customer experience, and high levels of satisfaction.
You will be a key player in improving the quality of life for our residents by delivering these essential works efficiently, meeting service standards, and achieving our priority targets.
We offer a flexible hybrid working arrangement for this role. You’ll be required in the office approximately 2-3 days per week, with the option to work from home for the remainder. However, please note that during your probation and training period, additional office presence may be needed to ensure you’re fully confident in the role. Of course, if you prefer to be in the office more often, that’s completely fine too!
Your Responsibilities:
* Project Management: Oversee damp, mould, and disrepair works from start to finish. This includes diagnosing issues, specifying remediation, procuring services, and monitoring progress to completion.
* Effective Solutions: Identify and implement effective solutions for managing and reducing damp and mould. This could involve building repairs, installing mechanical ventilation systems, providing clear advice to residents on how to mitigate damp and mould, and reducing home humidity levels.
* Contractor Management: Administer contractor duties, including reviewing Bills of Quantities, Schedules of Works, and other contract documentation. Ensure compliance with project briefs, timelines, budgets, health and safety regulations, and relevant legislation.
* Quality Control: Manage contractors by conducting quality inspections throughout the projectpre-start scoping, work-in-progress checks, and post-completion sign-offs.
* Progress Tracking: Maintain CRM systems and project management software to ensure accurate, up-to-date records. Provide regular updates to the senior management team.
* Contract Certification: Certify contractor valuations and claims within delegated authority limits, including interim and final payments.
* Customer Liaison: Collaborate with our Resident Liaison Officer to ensure residents are kept informed throughout the process, ensuring an excellent customer experience and high satisfaction levels.
* Value for Money: Demonstrate value for money in delivering damp, mould, and disrepair projects by managing contracts effectively and delivering high-quality work within budget.
* Collaboration with Residents: Work closely with residents to enhance the quality of their homes, taking their views into account and offering choices where possible to improve project delivery.

Our Ideal Candidate:
* Holds a professional qualification in a relevant technical discipline, or has the experience required to meet the demands of the role.
* Accredited by the Royal Institution of Chartered Surveyors (RICS) or the Chartered Institute of Building (CIOB).
* NEBOSH/IOSH qualification (desirable).
* Excellent technical knowledge of domestic property maintenance.
* A minimum of two years’ experience in delivering stock investment or major works for social or private residential housing.
* Experience in managing suppliers through long-term contracts, including JCT Measured Term contracts or similar.
* Proficient in using Keystone, particularly the Planned Maintenance module.
* Strong pre- and post-contract experience, including specification preparation, estimate reviews, cost plans, bills of quantities, and tender reporting.
Disclosure and Barring Service:
This role of requires the successful candidate to complete a basic DBS check. A basic DBS check will show any unspent convictions.
So why do we need to know this information? This role will be required to visit / support PA Housing residents in their own homes on a regular basis. Therefore we have a duty to our residents to ensure that we have taken precautions regarding who will be visiting them and representing PA Housing.
