Job Purpose
* As a key member of the Building Maintenance and Compliance (BMAC) team you will provide a critical service across the business in repairing, maintaining and refurbishing our built assets - coordinating, managing and undertaking building condition surveys, scoping documentation and subcontractor management to ensure our built assets are kept to the required and expected standard.
* Plan and coordinate all BMAC work within a defined work area (county hub).
* Deliver building maintenance, refurbishment and compliance works to support the delivery of the Building Maintenance and Compliance work programme.
* Responsible for the design and preparation of work scoping documents, including condition surveys, photographic record documents, outline scope / specification and drawings as necessary to deliver work requirements.
* Management of Framework FM Provider Projects team and individual direct award Subcontractors to successfully coordinate and complete outlined site works.
* Provide monthly reports on key issues and project delivery relating to works within your defined (hub) area.
* Provide line manager support to designated Building Surveyor(s) within the same designated county hub location, including associated SAP approvals.
Accountabilities & Responsibilities
* Lead and manage the delivery of assigned projects within the designated county hub, reporting to the BMAC Manager and Controller as required. Oversee works allocation, budgets, and programmes while coordinating input from relevant parties, including other BMAC surveyors.
* Conduct building condition surveys, develop scoping summaries, and prepare detailed scope documentation, including risk assessments and defect profiles, to inform required works.
* Produce and maintain standard project documentation, including outline specifications, photographic schedules, pre-construction information, and drawings, while ensuring compliance with Health and Safety CDM legislation as Principle Designer and PCW.
* Build and maintain strong relationships with internal clients, the BMAC team, FM providers, framework subcontractors, and the ecology team, supporting 3rd party surveys and statutory applications.
* Report on prioritised critical works, address commercial and procurement matters, and engage in Continuing Professional Development to enhance skills and knowledge.
