Our Building Services division provides complete Facilities Management of properties throughout the UK, offering mechanical and electrical engineering support, cleaning, catering, and grounds maintenance on a planned and reactive basis, using technological solutions to manage our teams in the most efficient ways.
We are looking for a Project Manager to join the Commercial Property Maintenance team on one of our projects in Essex. The role involves managing and delivering life cycle and capital works projects from inception to completion, including income generation work, achieving the required quality within time and budget. You will collaborate with stakeholders as part of an Integrated Team, ensuring adherence and compliance with both Skanska and the clients' systems of work.
What you’ll do:
To provide a fully comprehensive project management delivery strategy for both Lifecycle and Capital works programmes undertaken, including but not limited to:
* Manage Life Cycle and Capital Project work, including design management, temporary works, estimating, ordering materials and plant, resource planning, and implementation of direct or contract labour.
* Lead the project, facilitating requirement, design review, pre-start, progress, and handover meetings.
* Work with the Contract and Commercial team to ensure all quotations are completed and returned within the project-related KPI and Performance Management System time scales.
* Pre-plan all works with relevant stakeholders and liaise with all relevant parties, including the General Manager, Operations Manager, clients, trade contractors, consultants, and other third parties to agree on an acceptable commencement date for the works.
* Check built works to ensure they are defect-free and manage any remedial works required. Once all works are satisfactorily completed, sign off the works and review and authorize any subcontractor applications for payment.
* Provide monthly reports to the Capital Works Manager, General Manager, and Commercial Manager relating to Life Cycle, Capital, and small works projects. Additional ad hoc reports may also be required.
* Ensure the delivery of all projects in accordance with Skanska Building Services End to End process. Responsible for the electronic updating of project tracking and reporting software for all projects being managed for the whole life of the project in a timely manner.
What you’ll bring to the role:
Qualifications
* Technically qualified to a minimum of HNC (Building/Mechanical/Electrical) or relevant Degree plus 5 years’ experience in the management of multi-disciplinary projects.
* H&S qualification e.g., IOSH H&S Managing Safely certification or SMSTS certificate.
* CSCS card or equivalent.
* Must achieve enhanced DBS as required.
Knowledge and Experience
* Experience in leading and delivering H&S excellence and championing Injury Free Environment initiatives.
* Minimum of 5 years working on multiple projects simultaneously.
* Good understanding and working knowledge of several software packages including Microsoft Office suite, AutoCad 2013, Access, MS Project, and Visio, and experienced in the use of MIS systems and Asset Database systems.
* Responsible for the electronic management/storage of all lifecycle/small works projects documentation, including the upkeep of tracking systems to ensure works are invoiced in a timely manner and costs are recovered.
* Proven experience in leadership and management of a diverse range of supply chain contractors, providing direction and support to ensure successful delivery of projects on time and budget.
* Robust knowledge of CDM regulations, including fulfilment of Principal Contractor roles, and the desire to successfully deliver proposals for new legislation.
* Experience in fostering relationships with all stakeholders.
* Experience in change management cultures, behavioral culture changes, and fostering relationships with all stakeholders.
* Excellent communication skills, both client-facing and internally.
* Proven experience in delivering multiple complex projects valued at £2.0M and high-caliber experience in troubleshooting where required.
