CONVEYANCING ASSISTANT
BASINGSTOKE
£25,000 TO £28,000
A capable, hard-working, organised and self-motivated Assistant with experience in residential property legal work is required to join my client's highly established Conveyancing team.
MAIN RESPONSIBILITIES
1. Dealing with and providing estimates
2. Opening files (paper and electronic)
3. Draft initial letters to clients and all parties and Law society checks
4. Conduct searches (STL and local)
5. Money Laundering checks
6. Paying invoices
7. Closing files (paper and electronic)
8. Preparing draft completion statements and bills
9. Filling out relevant accounts forms
10. Retrieving old files and deeds from storage
11. Making phone calls (to lenders, clients, solicitors, estate agents etc.)
12. Marrying post and emails with files
13. Dealing with certified copies of ID documents
14. Conducting straightforward email communications with clients/estate agents etc.
15. Requesting Title Documents from the HMLR portal
16. Carrying out bankruptcy searches
17. Marrying cheques up with the post
18. Sorting outgoing post
19. Drafting documents such as contracts, contract packages, SDLT 1’s, TR1’s and TP1’s
20. Requisitions on Title
21. Printing off relevant CML part 2
22. Obtaining ‘free’ planning documents from the relevant local authority
23. Checking Estate Agents/Mortgage Brokers
24. Taking phone calls and being proactive
25. Preparing AP1’s
26. Drafting completion letters
27. Preparing memorandum of exchange and exchange letters
28. Drafting SDLT1
29. Submitting SDLT1 Form and making payment
30. Fast and accurate audio/copy typing, producing documents, letters, emails and memos
31. Answering the telephone in a helpful and professional manner, ensuring messages are taken accurately and dealt with appropriately
32. Liaising with clients as required
33. Ensuring filing is carried out on a regular basis
34. Ensuring that all administration work is completed on a timely basis
35. Assisting with the workload of secretarial colleagues as required including calls and emails
