Senior Technical Services Manager (Construction / Fit out)
BW Workplace Experts is looking for Senior Technical Services Managers to join both the Traditional and Design & Build parts of the business. These roles report directly into the Technical Services Director (Traditional side) or the Head of Pre-Construction (Design & Build Side).
Job Scope Overview:
Tender Process & Technical Input:
* Play a key role in the tender process by reviewing all tender documents, attending site visits, meeting consultants, and preparing project-specific submissions.
* Maximize added value in all allocated tenders, identifying opportunities and challenges.
* Conduct technical analysis of sub-contractor tender returns, ensuring compliance and reviewing commercial analysis.
* Participate actively in tender interviews with strong knowledge of building services elements.
Project Coordination & Monitoring:
* Maintain regular communication with Contracts Managers to ensure proper time allocation and priority setting for projects.
* Monitor technical deliverables and services, issuing and tracking tasks for Project Managers.
* Support site-based staff in technical matters, ensuring the smooth installation and coordination of services and monitoring sub-contractor progress.
Design & Sub-Contractor Coordination:
* Work closely with Contracts/Project Managers to ensure proper time for commissioning and key milestones in the Master Construction Programme.
* Liaise with sub-contractors to ensure timely procurement schedules and technical submittals.
* Review and check sub-contractor designs and technical submittals, ensuring that only checked documentation is issued.
Meetings & Communication:
* Chair M&E/Design Coordination meetings and attend Client Progress meetings, preparing dashboards for building services progress.
* Educate Project Management teams on building services methodology and procedures.
* Assist in snagging, close-out, and Final Account settlements, ensuring accurate lists and adherence to schedules.
* Assist Commercial Managers with building services aspects, helping with sub-contractor selection and procurement of direct purchase plant items.
* Review MEP tenders to identify gaps and commercial risks, ensuring technical compliance and best value for the project.
* Identify and communicate change in scope with the Commercial Manager and Consultants as needed.
Quality Control & Compliance:
* Review quality and compliance of MEP services information for O&M Manuals, ensuring inclusion of necessary documentation.
* Prepare Project Asset Registers and manage testing & commissioning programmes.
* Foster strong working relationships with clients and consultants, particularly building services consultants.
* Contribute to business development efforts and maintain communication with other teams within the business.

* Stay up-to-date with environmental or legislative changes in the services industry, sharing relevant information with teams.
