CONTRACTS MANAGER Job Family Construction Reports to Construction Manager Job purpose To lead a team of up to 5 Project/Site Managers to build multiple new housing schemes to specified designs and budgets, in line with the annual build programme and standards of quality, health and safety and environment. Take line management responsibility for Project, Senior Site and Site Managers within a team. Key Accountabilities Accountable for ensuring all activities within your role and those of your line reports follow our hierarchy, with ‘Keeping our people safe’ our first priority. Create and maintain a positive culture of health and safety to ensure a safe working environment. Ensure all activities are properly planned and carried out in line with the company’s health and safety policies and procedures. Any non-compliance, including allowing anyone to take risks that could affect their health and safety, may be investigated in line with our disciplinary policy. Responsible for a positive culture of health and safety throughout the projects in remit Accountable for delivering a culture of quality to ensure that our status as a '5 Star Builder' is maintained and that every home is built to the specified design and standard, with the aim of zero defects, focusing on the delivery of excellent customer service. Responsible for maintaining Construction budgets on sites within their remit and making sure Construction costs are controlled and revenue is maximised with no compromise to quality, health and safety or customer service in order to achieve profit targets. Responsible for ensuring the delivery of quality homes in line with the agreed regional programmes, identifying slippage and providing support to site teams where required so each development is completed in line with the critical path and annual budget. Responsible for St. Modwen's community and CSR programme in each location to promote positive social, economic and environmental change. Reviews site plans with the Construction Director and Construction Manager 3-6 months prior to work starting, identifying how best to build, how to manage multiple utilities services and any logistical issues. Ensures industry best practice and innovations are implemented across the team and works with external bodies such as NHBC, to create better, safer or more cost-effective ways of working. To lead on ensuring their team works collaboratively with internal teams, including Sales, Technical, Customer Service and Commercial Works collaboratively with Sales Manager to ensure their project's Build Programme and Sales Programme are in alignment to achieve the budget. To develop and build effective relationships with key external parties, including all external consultants and sub-contractors, building on existing networks. Promote and lives the values of St. Modwen As part of the effective delivery of our Performance Development framework, provide coaching and regular feedback to maximise performance delivery and development, encouraging collaboration and empowerment. Ensure effective communication that enables engagement and enablement. Maintain knowledge and adhere to relevant Group Policies and Procedures, Legislation and Regulations Develop and ensure safe working practices. Experience, Skills and Knowledge required Sufficient experience of project management on a construction site, at least 6 years within house building industry, together with a track record of managing complex or large sites People management experience Exceptional knowledge of NHBC guidelines Basic understanding of civil engineering and ground remediation, including environmental awareness Strong Commercial acumen Strong Budgeting, forecasting and analysis skills. Working towards relevant NVQ level 7 e.g. in Construction and Site Management Site Management Safety Training Scheme (SMSTS) - up to date certificate Exceptional Track record of managing complex or large sites. Working towards membership of Chartered Institute of Building Exceptional Planning, organising and prioritising skills. Exceptional Project management skills Full UK driving licence. IT literate For safeguarding reasons, the company requires employees in this position to undergo a basic DBS check, which will show unspent convictions only.
