Property Manager

Ideally looking for an experienced Property Manager or an Assistant Property Manager looking for the next step in your career.
Responsibilities:
1. Effectively manage your portfolio and take responsibility for good all-round customer service
2. Dealing with customer queries verbally and in written form
3. Manage electronic data and ensure e-mails and calls are responded within 24hrs
4. Management of H&S, FRA, Asbestos and all other legal requirements
5. Site Reports and lift engineering works
6. Completing minutes and site reports
7. Set up meetings for the year ahead when taking over new sites
8. Continually seek value for money by obtaining quotes from several contractors and sourcing local contractors to site
9. Creating contract orders and signing contracts
10. Ensure all blocks have up to date H&S and FRA including appropriate signage
11. Authorise expenditure ensuring that the site does not fall into money difficulties and always remains with a steady cash flow
12. Working with accounts to create realistic budgets
13. Set/communicate leaseholder and resident meetings, ensure that minutes are kept and sent
