Ob Title: Social Housing Project Manager – EWI
Location: Tower Hamlets
Salary: £60,000 – £65,000 Plus package and car allowance
Our client, highly a reputable contractor are looking for an Project Manager to lead the delivery of their planned throughout Richmansworth.
You will be responsible for the project planning and programming of the works, health and safety on site, client liaison, ensuring KPI’s and deadlines are met by your team and the overall delivery of the programme. You will be a direct line manager to a team of site managers and rlos and report into a contracts manager.
We are seeking an experienced and proactive Social Housing Project Manager to oversee internal and external structural works, including External Wall Insulation (EWI), for two tower blocks. The successful candidate will play a pivotal role in ensuring the successful delivery of these projects, contributing to the improvement and maintenance of our housing stock.
Key Responsibilities:
1. Project Planning and Management: Develop detailed project plans, schedules, and budgets for internal and external structural works, ensuring alignment with project objectives and timelines.
2. Contract Management: Oversee the procurement process, tendering, and selection of contractors, subcontractors, and suppliers for the project. Manage contractual agreements and ensure compliance with project specifications and regulations.
3. Stakeholder Engagement: Liaise with internal stakeholders, tenants, local authorities, and other relevant parties to coordinate project activities, address concerns, and ensure effective communication throughout the project lifecycle.
4. Quality Assurance: Implement quality control measures to ensure that all structural works meet industry standards, building regulations, and health and safety requirements. Conduct regular inspections and audits to monitor the progress and quality of workmanship.
5. Financial Management: Monitor project expenditure against budget allocations, identify cost-saving opportunities, and manage financial resources effectively to ensure projects are delivered within budgetary constraints.
6. Risk Management: Identify potential risks and challenges associated with the project and develop strategies to mitigate these risks. Proactively address issues as they arise to minimize project delays and disruptions.
7. Reporting and Documentation: Prepare regular progress reports, documentation, and presentations for internal and external stakeholders. Maintain accurate records of project activities, expenses, and outcomes for reporting and audit purposes.
Requirements:
8. Bachelor’s degree in construction management, engineering, or related field (preferred).
9. Proven experience in project management within the social housing sector, with a focus on structural works and EWI projects.
10. Strong understanding of building construction techniques, materials, and regulations.
11. Excellent project planning and organizational skills, with the ability to manage multiple projects concurrently.
12. Effective communication and interpersonal skills, with the ability to engage with diverse stakeholders and build positive relationships.
13. Knowledge of relevant software applications, such as project management tools and Microsoft Office suite.
14. Commitment to health and safety best practices and regulatory compliance.
15. Professional certifications (e.g., PRINCE2, PMP) are desirable but not essential.
