About the Role: We are seeking an experienced and proactive Property Manager to join our Estate Management team. In this role, you will manage a portfolio of residential and mixed-use blocks and estates on behalf of Freeholders, Resident Management Companies (RMCs), and Right to Manage (RTM) companies across the South Coast. The ideal candidate will have a strong background in property management, excellent communication skills, and a customer-first approach. Key Responsibilities: Provide efficient and effective property management services to landlords and long leaseholders, with a focus on both contractual and financial aspects. Foster strong client relationships through excellent customer service and public relations. Attend monthly departmental and weekly team meetings, presenting fortnightly progress reports to the Head of Department. Prepare and issue service charge budgets to meet quarterly deadlines. Review and finalise annual service charge accounts with external accountants. Conduct routine (typically six-monthly) and emergency property inspections, preparing detailed reports. Ensure health and safety compliance, including fire risk assessments and follow-up actions. Diagnose basic building defects and propose repair solutions; appoint surveyors or engineers for complex issues. Develop long-term maintenance plans and coordinate with surveyors for more extensive capital planning. Assist with leaseholder enquiries on repairs, service charges, and property matters. Interpret and apply lease requirements, particularly regarding maintenance and repair covenants. Produce specifications and tender documents for cyclical and term maintenance contracts; appoint contractors. Administer Section 20 consultations for qualifying major works and liaise with relevant parties. Draft and issue licences for alterations under client instruction. Promote cross-selling of company services and support new business generation. Collaborate with accounts and insurance departments on relevant matters. Attend lessee meetings, AGMs, and Resident Association events. Manage on-site scheme managers and caretakers. Provide management information for pre-contract and legal enquiries. About You: Proven experience managing residential and mixed-use property portfolios. Strong commitment to delivering outstanding customer service. Team-oriented with the ability to work collaboratively. Solid understanding of building construction and repair techniques. Knowledge of relevant leasehold legislation, including the Landlord and Tenant Acts (1985 & 1987) and the Commonhold and Leasehold Reform Act 2002. Excellent verbal and written communication skills with a professional telephone manner. Confident liaising with stakeholders at all levels - including freeholders, leaseholders, and contractors. IRPM qualified, part-qualified, or willing to work towards qualification.
