Purpose of the Job
The Maintenance Assistant is responsible for providing a comprehensive, responsive, and efficient maintenance service to residents living in or working in Avensis Support Property. The post contributes to Avensis Support’s objective of maintaining its properties to its specified standards. The postholder is responsible for delivery of responsive and cyclical maintenance services, inspections, contract and compliance services in a specific geographic area. The Maintenance Officer will participate in the out of hours emergency repair service for Properties.
Key Responsibilities
1. To deliver a high quality, responsive and cyclical maintenance service to people living or working in Avensis Support Property within a specified geographic area, implementing Avensis Support maintenance policies and procedures. To maintain Avensis Support Properties to the highest possible standards within accepted cost limits.
2. To organise, instruct and authorise works within prescribed financial limits and procedures, liaising effectively with contractors. In conjunction with the Manager and Director Estates, update and maintain the approved day to day repairs contractors list and monitor performance to ensure a cost effective and responsive service.
3. Provide technical advice, assistance and support to management in relation to legislation and good practice in maintenance services delivery.
4. Assist in aspects of risk assessments for Health and Safety purposes and compliance checks and maintaining logs.
5. To enter logs in the in-house software system. Training Provided.
Particular Duties Include:
1. Respond to colleagues’ reports of repairs required to tenanted and other properties. Decide or approve necessary action, and the appropriate response time required in accordance with Avensis Support policy and procedures; check and authorise work to be carried out, contacting contractors when necessary or providing advice to colleagues.
2. Carry out minor repairs, or interim emergency repairs, where this is necessary or cost effective. Do self-general DIY where possible. Maintain tools given by Avensis Support and be responsible for them.
3. Undertake pre and post inspections of reactive maintenance works in accordance with agreed procedures and sampling methods.
4. Inspect vacant properties on notification by housing management colleagues, ensuring necessary repair works are ordered and completed timeously within the target relet period.
5. Following up on Health and safety checks by colleagues.
6. Undertake pre and post inspections for cyclical maintenance and service contracts. Provide monitoring and action reports in accordance with agreed standards and procedures, distributing these to the Property and Provision Leads.
7. Provide instruction and demonstration in the use of and location of services to new tenants, housing management colleagues and project-based colleagues working in Avensis Support Properties.
8. Identify requirements for site security, safety and maintenance of new sites and vacated Properties.
9. Carry Fire Drills with residents and colleagues, Get Fire evacuation plans made.
10. Arrange for and maintain records of appliance testing in Avensis Support Properties as required.
11. Where necessary carry out risk assessments for the use of equipment, properties etc.
