Project Quantity Surveyor - £45,000 - £65,000 & Package My client specialises in delivering high-quality construction projects throughout the North West. They require an experienced Quantity Surveyor on a permanent basis The role will focus on a new build development in Garstang. The initial scheme comprises 70 high-quality mixed-tenure homes, traditionally built, along with associated infrastructure. As the Project Surveyor, you will ensure projects are commercially managed and delivered in line with clients high standards. Reporting directly to the Commercial Manager, this role is critical to the successful delivery of projects from pre-contract through to the end of the defects period. You will oversee cost management, monitoring, and control across multiple contracts while providing mentorship to junior staff. Typical project values range between £1M and £6M, with an average value of approximately £3M. Key Responsibilities Communicate and influence effectively at all levels. Perform under pressure and manage multiple tasks simultaneously. Conduct commercial overview assessments of sub-contract orders and provide feedback to the Commercial Manager. Plan and prioritise workload to meet deadlines. Prepare application and cash flow forecast projections for project durations. Develop pre-construction buying schedules for team procurement and update them monthly. Analyse and procure project sub-contract packages to ensure best value. Draft robust sub-contract and principal plant orders that detail the required scope of works. Capture and value all project variations in accordance with sub-contract terms. Review sub-contract applications and issue appropriate payment notices as required under the contract. Prepare and issue project applications and monthly forecast cost reports. Conduct monthly project trading reviews and prepare detailed CVRs for all projects. Compile comprehensive EOT claims with supporting documentation. Support operational colleagues with project account management.Essential Knowledge and Training A minimum of 3 years’ experience in a commercial or pre-construction role. Working knowledge of JCT and NEC suite of contracts. Possess a current professionally qualified CSCS card or meet eligibility criteria. Proficient in Microsoft Office and system databases.
