Purpose:
To manage, specify and oversee all Minor and Temporary Accommodation Voids
Key responsibilities
Carry out inspection of empty homes and schedule works required to meet lettable standard, including identification of recharges.
To carry out 1-2-1 meetings, annual appraisals and objective setting for Void Operatives.
Specify works to relevant schedule of rates.
Monitor and plan clearance works.
Identify and address health and safety concerns via site specific documentation. Promote a ‘safety first’ culture.
Facilitate asbestos reports and the removal where required.
Liaise with gas contractor and ensure property is issued with Gas Certificate
Identify plan and manage materials and plant for a small team.
Identify work to achieve an EPC rating of band C
Post Inspection of homes to ensure they meet lettable standard, address any sub-standard work
Assist with the Asset Management referral process where a property exceeds the financial threshold for referral.
Order operative uniform and PPE as and when required and keep accurate records of items issued.
Register any vehicle accident incidents with Insurers.
Arrange for PAT testing of company and operative plant/tools used.
Adopt system for keeping delivery tickets for material purchases.
Communicate effectively with all stakeholders
Co-ordination work across the service including work allocated to sub-contractors

GCSE standard or equivalent education
Competent user of mobile devices for receiving and recording work (PDAs)
Full driving licence
Knowledge and Experience
Experience working in social housing homes

Good understanding of working safely and responsibilities under HASWA
