The initial role as Site Manager will be overseeing the build of a new 89 bedded care home in Milton Keynes. Beyond that the role would be located on new build sites depending on the needs of the business, which is centered around the northern home counties. The job is full time, Monday to Friday, between 7:30am and 4:30pm. In addition to our care homes, the company also functions as Landlord to a number of lease properties and is proprietor of Fledglings nursery. As well as maintaining our existing portfolio of care homes and properties, the company builds new care homes and in recent years has acquired existing care homes and refurbished them throughout. Main Responsibilities: To be accountable for delivering successful building projects from start to finish and ensuring that they deliver value for money, a quality product, are built safely and meet all necessary safety, environmental and social standards. Main Duties & Responsibilities: Construction Preparation Contributing towards the preparation of works programme, Health and Safety, planning and building compliance ahead of site works; Construction Phase Overseeing site set up and establishment; Day-to-day co-ordination of site activities; Responsible for on-site Health and Safety, Ensuring that works all works are carried out in accordance with Building Control standards; Ensuring that all site paperwork is kept up to date, relating to Health and Safety, Construction Management and any other requirements; To manage the site works in line with the Construction programme Management and co-ordination of sub-contractors on site. Commissioning Phase Assistance with the completion of the Health and Safety File for the works; and Assistance with obtaining all necessary regulatory approvals upon completion. To take on additional duties and responsibilities to meet the needs of the business. Skills, Characteristics and Experience To hold a full UK driving licence. Site Managers Safety Training Scheme (SMSTS); Valid CSCS Card (Site Manager); Experience in the building industry ideally with a care home or residential building background; Knowledge and experience of working in line with all Health and Safety Regulations; Good knowledge of building regulations, codes, and construction methods; Good record keeping and proficiency in the use of MS Office software, such as Word and Excel; Excellent communication, relationship building skills and workforce management; Strong organisational and time management skills ADZN1_UKTJ
