Adecco Specialist Property Services division North is delighted to be partnering with a North West based Housing Association to recruit for a permanent CDM and Fire Safety Surveyor to work off their Manchester and surrounding sites. Purpose The postholder will undertake the project management function and associated pre, during and post commencement duties including financial monitoring of projects as directed to ensure they are delivered on time, within budget and to agreed standards. Building surveying duties for the housing stock alongside with managing the planned works for refurbishment or maintenance purposes. Duties Ensure contractor performance and adherence to Health & Safety under CDM Regs 2015 is in line with expectations and satisfies site audit inspections To carry out surveys and inspections that may cover any part of the building fabric to a diverse range of stock, necessitating use of ladders and working at height on scaffolding from time to time. Control income and expenditure within your remit, actively managing budgets and taking consideration for variations and instructions to contractor, extensions of time, cost analysis and impact on project timings whilst demonstrating clear Value for Money in all projects Promote, maintain and monitor health and safety at all times, achieving high compliance with required obligations Ensure Emergency Lighting and Fire Alarm maintenance are completed in line with schedules and remedial works are completed within agreed timescales. To lead on undertaking Fire Risk Assessments and managing the delivery of mitigation works and collating of evidence to update database ensuring full audit trail. Undertake regular reviews of contractor performance, addressing any issues Assist in the review of Construction Phase Plans and undertake site audits as directed within the wider team's programme of projects. Candidate requirements Construction Related Degree or other recognised higher education qualification in Building and or Construction related subject with 3- 5 years project management experience. Experience of delivering planned works projects : Decent Home schemes, capital projects knowledge Knowledge and understanding of construction sector, CDM Regs 2015, Asbestos, Housing regulator, Fire Risk and the Management with regards to communal spaces. JCT Contracts. Diving licence Salary and Benefits Salary: ££37,970 - £40,341 36 Hours/week Annual leave 30 days increasing to 35 days (after 5 years service) and can purchase up to 5 days leave.
