Job Title: Turnover Rents Manager
Location: Regional - Home Based
Role Purpose
Working as part of the Shopping Centre Property Management team, the individual will be responsible for leading the turnover delivery across 5 shopping centres. The Turnover Manager will be responsible for delivering the end-to-end process for turnover lease abstraction, data input, calculations, and billing with support from a turnover administrator. This is a full-time role required to work across multiple shopping centres.
Key Responsibilities
1. Oversee the process for turnover lease abstraction through to billing turnover with the support from an administrator.
2. Track tenant turnover data and rent for the managed portfolio via Excel.
3. Deal with escalations where tenants have not provided data and work with Surveyors to resolve queries.
4. Scrutinise turnover data to ensure accuracy and contact tenants where any anomalies arise.
5. Ensure tracker and tenant portal are always kept up to date, including adding new tenants, updating contact details, and archiving tenants at lease expiry.
6. Collate summary reports to be provided to clients to agreed timelines.
7. Liaise with CBRE property managers regarding lease information to drive turnover calculations and obtain sign-off for charges.
8. Prepare calculations for top-up charges to tenants.
9. Liaise with accounts and create charges on accounting systems.
10. Maintain regular contact with property managers, credit control, and site teams where levels of turnover may be a cause of concern.
11. Act as the point of contact for the client group, dealing with queries and providing support.
12. Develop the turnover process as the business continues to expand on this resource.
13. Take responsibility for the turnover team delivery and KPIs.
Person Specifications / Requirements
1. Experience in a professional financial services environment.
2. Basic technical understanding of a trial balance and the impact of turnover on income.
3. Bookkeeping experience.
4. Understanding the principles of lease abstraction and documentation and associated turnover clauses.
5. Experience with line management and working in a surveying team is advantageous.
Key Skills

4. Advanced Excel usage.
5. Excellent communication skills.
6. Numerical and analytically minded.
7. Self-starter.
8. Knowledge of TBS Tramps would be advantageous but not essential.
