About the job
Overview of role: YMCA Brighton is looking for an experienced Property Maintenance and Repairs Operative to manage the general day-to-day and planned maintenance work across all YMCA Brighton sites.
Key Responsibilities:
1. Carrying out various maintenance tasks, including general repairs, decorating, tiling and joinery.
2. Change locks and key cutting.
3. Building furniture.
4. Promptly address and resolve maintenance tasks within the specified timescales. Priority given to urgent repairs.
5. Complete scheduled planned maintenance to ensure our accommodation is well maintained and kept to a high standard.
6. Work independently and as part of a team to complete all maintenance work.
7. Maintain accurate records of work completed and materials used.
8. Ensure all work is carried out in compliance with health and safety regulations.
9. Liaise with Managers to arrange access for scheduled works and provide updates on ongoing tasks.
10. Waste collection and removals (with the use of the YMCA Brighton van).
11. Moving clients (with the use of the YMCA Brighton van).
12. Fixing doors and windows where necessary.
13. Maintain tools and equipment in good working order, ensuring safety protocols are followed.
14. Collaborate with other tradespeople as necessary for larger projects or repairs.
15. Environmental services, room voids and clearance.
16. Work with the Health & Safety coordinator to ensure compliance with all legislation related to site and property maintenance, including emergency light testing, legionella testing, PAT testing, fire alarm checks, etc.
17. Follow Brighton YMCA’s Code of Conduct for staff regarding workplace professionalism at all times.
18. In line with GDPR and Confidentiality, clients, volunteers, and/or staff information is confidential.
19. All staff have a duty to safeguard and promote the welfare of service users, volunteers, their families, and carers.
20. Attend meetings, and participate in supervision and appraisal, where requested.
21. Identify and attend training as directed by the line manager.
22. Undertake any other duties which reasonably fall within the range of this post.
Person specification: Property Maintenance & Repairs Operative
Knowledge and Understanding
* Essential: Knowledge of general repairs and maintenance.
* Essential: Excellent knowledge of materials and tool usage.
* Essential: Understanding of confidentiality issues.
* Desirable: Some understanding of the issues faced by this client group is desirable.
Experience
* Essential: Previous experience in repairs and maintenance, ideally within a housing association or similar setting.
* Essential: Previous experience in decorating and tiling.
* Desirable: Experience in one or more of the following areas: plastering, carpentry, kitchen/bathroom fitting/ fire door fitting.
* Desirable: Experience with key cutting and changing locks.
Skills and Abilities
* Essential: Ability to communicate sensitively with people with a range of needs.
* Essential: The ability to work as part of a team in a busy environment dealing with conflicting priorities while maintaining good time management and meeting agreed timescales.
* Essential: A proactive approach and the ability to think and act on your own initiative with minimal supervision.
* Essential: Strong problem-solving skills and ability to diagnose issues accurately.
* Essential: Ability to work within a timely manner and plan working to tight schedules.
* Essential: Basic IT skills, i.e Microsoft 365.
* Essential: Ability to use mobile devices to access repairs and maintenance trackers.
* Essential: Ability to do physical labour for long hours each day.
