Do you have lettings or property management experience? We are searching for someone to join our client's growing, boutique, lettings agency.
This role would be overseeing a modest portfolio of 70 properties. We are looking for a team player who has a really strong attention to customer service and problem solving.
Key responsibilities:
Throughout tenancy
* Responsibility for the management of a portfolio of properties
* Liaising with both Landlords and Tenants
* Working with the Lettings team to ensure seamless service for managed new tenancy starts, ends and renewals
* Property inspections and reports for all managed properties, including Vacant Managed
* Instructing and overseeing maintenance works and ensuring that all invoices are paid in a timely fashion
* Setting up, closing and transferring utility accounts
* Complaints handling in the first instance
* Maintaining each property record so that all information and updates are available to other members of the team and the front office where appropriate
* Ensuring that EDGE is kept up to date at all times
* Arranging the renewal of GSR, EICRs and other relevant documents when applicable
* Dealing with and processing insurance claims
* Opening and processing all Property Management post
Start of tenancy
* Setting up new managed properties
* Sending Inventory check in reports to Landlords and Tenants
* Sending Welcome Letters at the start of a tenancy
End of tenancy
* Booking Inventory check outs and ensuring the clerk takes meter readings
* Sending check out reports to Landlords and Tenants
* Dealing with end of tenancy claims and liaising with MyDeposits
