Our Building Services division provides complete Facilities Management of properties throughout the UK, providing mechanical and electrical engineering support, cleaning, catering and grounds maintenance on a planned and reactive basis, using technological solutions to manage our teams in the most efficient ways.
We are looking for a Premises Manager to join the Commercial Property Maintenance team on one of our projects in Bristol.
The purpose of the role is to ensure that Building Services operational delivery and performance is in line with contract obligations and Skanska’s business processes. Services must be delivered to budget expectation or better and with high levels of customer satisfaction. To ensure the smooth delivery of service to the customer, end users and all stakeholders by managing and overseeing a team of Premises Assistants carrying out and supervising/monitoring a range of duties including but not limited to security, porterage, cleaning and supervision of the sites and related equipment. Whilst also monitoring the completion of planned and reactive maintenance to ensure compliance with SLA’s and KPI’s, including self-monitoring and the effective management of authority damage and therefore maintaining each respective site to a high standard.
What you’ll do:
* Manage the Premises Assistance in the provision of all related services within the school location.
* Work in conjunction with Lead engineers to ensure both reactive and PPM works are completed.
* Comply with all statutory and regulatory requirements, including Health and Safety legislation and safe systems of work.
* Ensure all planned and reactive maintenance is carried out as determined by the contract PPM plan, SLA’s, KPI’s and line manager. Assist with the development of all direct reports, which will include annual PDR process and performance management.
* Monitor the output of each site premises team member, to ensure the cleanliness of the school premises and furnishings is maintained and the reporting of any deficiencies or authority damage is effective.
* Manage and oversee the delivery and control of materials and stock to ensure budgets are maintained whilst having a sufficient stock of parts and materials in order to minimize potential for unavailability or service performance deductions.
* Ensure effective and timely reporting of management, health, safety, welfare, environmental, labour, utilities and personnel information and data to contract office and or representatives as required.
* Facilitate and oversee the day-to-day management of contractor activity on site in conjunction with respective Premises Assistants.
What you’ll bring to the role:
* Experience of FM service delivery.
* Sound knowledge of H&S Legislation and COSHH.
* Experience of building maintenance systems.
* Ability to communicate both verbally and in writing with all levels of employee, customer and client.
* Ability to manage and prioritise a demanding and varying workload.
* Ability to manage and deliver works on time and on budget.
* Knowledge of Concept CAFM systems preferred.
