As a Caretaker with Bellrock, you’ll do it by:
1. Supporting the Facilities Manager (FM) and Head Caretaker in the compliant, timely, and effective delivery of FM services.
2. Opening/closing premises, facilities, and grounds to meet contractual building operating hours and any agreed ad hoc requests.
3. Carrying out a variety of statutory and non-statutory periodic checks and tasks, recording information accurately.
4. Undertaking reactive and planned maintenance tasks generated by the Concerto helpdesk.
5. Liaising with the helpdesk team to ensure that events/tasks are completed within the Service Level Agreement and appropriately documented.
6. Managing contractors, signing in, conducting inductions, issuing permits to work, and ensuring all works are carried out as per specification and safely.
7. Carrying out general emergency repairs to ensure building security is maintained.
8. Assisting with general maintenance tasks as required.
9. Preparing rooms and halls for a range of uses, including setting out, removal, and storage of furniture and equipment.
10. Undertaking the movement of furniture, deliveries, and equipment as required.
11. Carring out non-routine ‘daytime cleaning’ tasks such as spillages, as required.
12. Performing any other reasonable duties as requested by line management.
13. Ensuring correct procedures are followed concerning HR policies.
14. Attending any training, both statutory and mandatory, in-line with Bellrock’s legal responsibilities.
15. Maintaining working areas in a clean and safe manner.
16. Identifying and reporting potential safety and security issues.
What does it take?

Essential:
* Knowledge of Health and Safety within FM environment.
* Experience as a Caretaker in a commercial/educational environment.
* Understanding day-to-day Facilities Management operations and service delivery.
* Experience using bespoke CAFM based systems and processes.
* Understanding of statutory compliance.
* Ability to prioritise and delegate tasks.
* Experience in contractor/supplier management.
* General practical maintenance skills.
* Attention to detail and information gathering.
* Knowledge of Health & Safety processes such as Permit to Work.
* Self-motivated and ambitious.
* Good organisational skills.
* Ability to prioritise workload.
* Commitment to Bellrock values.
* Customer-focused mindset.
* Data analysis skills.
* Good judgement and understanding of when and how to escalate issues.
* Ability to deal directly with management.

Desirable:
* Facilities Management qualification or willingness to obtain.
* Possession of or willingness to obtain IOSH Managing Safely.
* Experience in contracted services delivery.
* General technical understanding of HVAC/M&E plant and equipment.
* Understanding client needs.
* Data gathering and reporting capability.
* Flexible and adaptable approach to working.
* Can-do and will-do attitude.
Working arrangements
We embrace smarter working practices which offer our employees the opportunity to work their hours flexibly and remotely where their roles and business needs allow. In this role, the successful candidate would be required to work on site at Castle Hill Centre, Bolton, BL2 2JT Monday to Friday - Working Pattern Week 1- (05.30-14.00), Week 2 (08.00-16.30), Week 3-(13.30-22.00) 3 week rota, working 1 Saturday morning every 4 weeks.
